<br />STATEMENT OF PROJECT UNDERSTANDING <br /> <br />Purpose <br /> <br />This proposal is in response to a request by Maureen Riorden, <br />Senior Planner, and Michael Church, Planning Director, City of <br />Redwood City, for Fukuji Planning & Design to submit a proposal <br />on how to assist the City on the proposed Sequoia Hospital <br />expansion and rebuilding project, through providing land use and <br />urban design consulting services. <br /> <br />The Scope of the Project and its Rationale <br /> <br />Sequoia Hospital is proposing a $130 million dollar expansion and <br />rebuilding project at its II-acre campus at 170 Alameda de las <br />Pulgas in Redwood City. Sequoia Hospital's plans feature an <br />addition and rebuilding of the existing hospital, a new parking <br />structure and a developer-financed new three-story medical office <br />building. <br /> <br />The vision for Sequoia Hospital is to have a new 130-bed full <br />service medical facility with cardiac, women's health, orthopedic, <br />spine and general surgery, advanced outpatient services and <br />complete emergency room services. Historically recognized for <br />award winning quality care, Sequoia Hospital anticipates that the <br />project is will be an innovator in hospital facility design by creating <br />a compassionate, healing environment. <br /> <br />Construction of the new parking garage is targeted for completion <br />in 2006, the medical office in 2007, the acute care tower in 2009 <br />and the existing hospital retrofit by December 2012. The <br />property's General Plan land use designation is <br />"Commercial/Office" and its Zoning Distinct designation is "PO" <br />(Professional Office). <br /> <br />The key reasons for Sequoia Hospital to undertake this project are: <br /> <br />1. To meet California's Hospital Facilities Seismic Safety Act <br />(SB 1953) which requires hospitals to meet a mandated <br />standard to maintain uninterrupted operations following a <br />major earthquake, with a 2013 project deadline <br /> <br />2. Maintain competitiveness, both in services and in attracting <br />top talent <br /> <br />3. Consolidate off-site specialists <br /> <br />4.
