City of Redwood City ,,sign-Builder Selection <br /> <br /> EXHIBIT "A" <br /> <br /> DESIGN-BUILDER SERVICES <br /> <br /> FOR THE <br /> <br /> CITY OF REDWOOD CITY <br /> FIRE STATION NUMBER 11 <br /> <br /> March 1999 <br /> <br />1.0 ARCHITECTURAL/ENGINEERING DESIGN SERVICES <br /> <br /> 1.1 Schematic Design. Upon award of a Design-Build contract, the Design- <br /> Builder shall begin architectural and engineering design by preparing <br /> preliminary schematic design concepts for City review. Using the <br /> established program, schedule and budget, a conceptual design <br /> illustrating the scale and relationship of project components shall be <br /> established. These schematic design documents shall consist of a final <br /> conceptual site plan, preliminary building plans, sections and elevations. <br /> Preliminary selections of major building systems and construction <br /> materials shall be noted on the drawings in writing. Final schematic <br /> design documents shall be submitted by the Design-Builder to the City of <br /> Redwood City Project Manager for approval before proceeding to design <br /> development. <br /> <br /> 1.2 Design Development. The owner approved schematic design <br /> documents and updated budget prepared by the Design-Builder shall be <br /> the basis for the preparation of design development documents. This step <br /> shall illustrate and describe the refinement of the project design, <br /> establishing scope, relationships, forms, size and appearance of the <br /> project by means of plans, sections, elevations, typical construction <br /> details, equipment layouts and single line schematic drawings of <br /> plumbing, fire protection, mechanical and electrical systems. This phase <br /> shall include preliminary specifications that identify major materials and <br /> systems and establish all quality levels. Final design development <br /> documents shall be submitted by the Design-Builder to the City of <br /> Redwood City Project Manager for approval before proceeding to <br /> construction documents. <br /> <br /> 1.3 Construction Documents. The owner approved design development <br /> documents and updated budget prepared by the Design-Builder shall be <br /> the basis for the preparation of construction documents.
