City of Redwood City ;sign-Builder Selection <br /> <br /> requirements for construction of the project. The Design-Builder shall <br /> prepare construction documents that shall include drawings and Division 2 <br /> through 16 specifications that establish in detail the quality levels of all <br /> materials and systems for the project. During the development of the <br /> construction documents the Design-Builder shall submit progress <br /> documents at 35% and 90% completion to the Owner for review and <br /> comment. The Design-Builder shall prepare as part of the construction <br /> documents a Project Manual that includes the City's General Conditions <br /> and the architect's Special Conditions for the construction phase. <br /> <br /> 1.4 Construction Administration. The State licensed architectural and <br /> engineering individual design professionals that are responsible for the <br /> performance of design phases of the Design-Builders contract shall visit <br /> the site at intervals appropriate to the stage of the construction operations <br /> (1) to become generally familiar and to keep the owner informed about the <br /> progress and quality of that portion of the work completed; (2) to endeavor <br /> to guard the owner against defects or deficiencies in the work; an.d (3) to <br /> determine in general if the work is being performed in accordance with the <br /> contract documents. Continuous on-site inspection will be provided by the <br /> City by a State certified inspector as required by the State Health and <br /> Safety Code for "essential service facilities" but this shall not relieve the <br /> licensed professionals from their construction administration professional <br /> responsibilities and due diligence. <br /> <br />2.0 PRE-CONSTRUCTION SERVICES <br /> <br /> 2.1 Consultation During Project Development. Schedule and attend <br /> meetings with the City Project Manager during the development of design <br /> to advise on selection of materials, building systems and equipment. <br /> Provide recommendations on construction feasibility, availability of <br /> materials and labor, time requirements for installation and construction, <br /> and factors related to cost including costs of alternative designs of <br /> materials, preliminary budgets, and possible economies. <br /> <br /> 1.1.1 Perform constructability review of 90% complete plans and <br /> specifications. <br /> <br /> 1.1.2 Prepare "value engineering" recommendations all during the design <br /> phases. <br /> <br /> 2.2 Scheduling. Develop a project time schedule that coordinates and <br /> integrates the design efforts with bidding schedules. Update the project <br /> time schedule incorporating a detailed schedule for the bidding of the <br /> project, including realistic activity sequences and duration, allocation of <br /> labor and materials, and delivery of products requiring long lead time <br /> <br /> C :~back 486twkgfls~99010~RFP Page 20 of 32 <br /> 3/09/99 <br /> <br /> <br />
