Include the City of Redwood City's occupancy requirements <br /> showing portions of the Project having occupancy priority and with <br /> ongoing operational occupancy requirements. <br /> <br /> 2.3 Project Construction Budget. Prepare a project budget as soon as <br /> major project requirements have been identified, and update periodically <br /> for approval by the City of Redwood City. Prepare an estimate based on a <br /> quantity survey of drawings and specifications at the end of the schematic <br /> phase and design development phase for approval as the City of <br /> Redwood City's project construction budget. Update and refine this <br /> estimate for approval by the City of Redwood City as the development of <br /> the drawings and specifications proceeds, and advise the City of Redwood <br /> City if it appears that the project construction budget will not be met and <br /> make recommendations for corrective action. <br /> <br /> 2.3.1 In partnership with the City of Redwood City's Project Manager, <br /> establish and implement a bid process to establish the guaranteed <br /> maximum price prior to the start of construction. The current <br /> construction estimate is $1.85 million. <br /> <br /> 2.3.2 Establish a mutually agreed upon construction contingency which is <br /> under the control of the City of Redwood City and is included in the <br /> guaranteed maximum price. <br /> <br /> 2.3.3 Develop a system for budgetary controls during construction. <br /> <br /> 2.4 Construction Planning/Bidding. Prepare bid packages for multiple <br /> subcontractors to insure delivery by the required dates. <br /> <br /> 2.4.1 Make recommendations to the City of Redwood City's Project <br /> Manager regarding the division of work in the drawings and <br /> specifications to facilitate the bidding and awarding of trade <br /> contracts, allowing for phased construction taking into consideration <br /> such factors as time of performance, availability of labor, <br /> overlapping trade jurisdictions, and provisions for temporary <br /> facilities. <br /> 2.4.2 Review the drawings and specifications to eliminate areas of <br /> conflict and overlapping in the work to be performed by the various <br /> trade contractors. <br /> <br /> 2.4.3 Develop a subcontractor pre-qualification process similar to the <br /> Design-Builder (D-B) Selection Process as working drawings and <br /> specifications are completed.
