City of Redwood City esign-Builder Selection <br /> <br /> a broad market (minimum of four) pre-qualified subs and suppliers <br /> in all trades as jointly selected by owner and contractor. <br /> <br /> 2.4.4 D-B shall hold pro-bid conference with all subcontractors to answer <br /> subcontractor's questions and to identify errors and omissions. <br /> Said meetings shall be attended by City of Redwood City and D-B <br /> and this team will work closely with the D-B to qualify, analyze, and <br /> review all bids. It is the City of Redwood City's intent to have an <br /> open book bid review process in which the key members of the D-B <br /> team aro involved in the clarification of work scope, compliance <br /> with contract documents and pricing to determine jointly to which <br /> subcontractors and suppliers the specific trade work will be <br /> awarded. ' <br /> <br /> 2.4.5 D-B shall be responsible that all work scope for the entire project <br /> will be analyzed and awarded no later than 30 days after bid taking <br /> unless extended in writing by the City of Redwood City upon <br /> reasonable request by the D-B, which request shall not cause any <br /> delay in D-B's achieving substantial or final completion. After the <br /> guaranteed maximum price is established, D-B shall be fully <br /> responsible for any incomplete or missing materials, equipment, <br /> devices, D-B project trade, and work scope. <br /> <br /> 2.4.6 D-B shall identify those items of work that D-B proposes to perform <br /> itself with direct-hire labor prior to determination of the guaranteed <br /> maximum price. D-B shall include detail labor and material <br /> breakdowns with all backup, takeoff and pricing sheets to enable <br /> City of Redwood City Project Manager to determine if scope is <br /> complete and pricing is competitive. <br /> <br />3.0 CONSTRUCTION SUPPORT <br /> <br /> 3.1 Project Control. Monitor the work of the trade contractors and coordinate <br /> the work with the activities and responsibilities of the City of Redwood City's <br /> Project Manager and D-B to complete the project in accordance with the City of <br /> Redwood City's objectives of cost, time and quality. <br /> <br /> 3.1.1 Maintain a competent full-time staff at the project site to coordinate <br /> and provide general direction of the work and progress of the trade <br /> contractors on the project. <br /> <br /> 3.1.2 Establish on-site organization and lines of authority in order to carry <br /> out the overall plans of the construction team. <br /> <br />C:~back486~wkgflst99010tRFP Page 22 of 32 <br />3/09/99 <br /> <br /> <br />
