Box 391 <br /> Redwood City, California 94064 <br /> <br /> RE: REVISED SCOPE OF SERVICES AND COST ESTIMATE TO PREPARE AN <br /> EIR FOR THE MARINA SHORES VILLAGE PROJECT IN THE CITY OF <br /> REDWOOD CITY <br /> <br /> Dear Tom: <br /> <br />In response to your request, we have prepared a revised scope of services and cost <br />estimate to prepare the Marina Shores Village Project EIR. The revisions represent <br />changes to our eadier, April 9, 2001 proposal for services (submitted to Joel <br />Patterson), and are based on our recent discussions with City staff and the applicant, <br />and on review of project description materials received to date from the applicant <br />(since our September 27, 2001 meeting). Revisions to the April 9, 2001 scope are <br />indicated by a bold "r" in the left margin next to each revised line. As you requested, <br />our revised cost includes a subtotal for the Notice of Preparation/initial Study phase. <br /> <br />1. Assumptions. Our revised cost totals have been estimated based on <br />consideration of the following: <br /> <br />(1) The applicant is now proposing to construct a mix of residential, office and retail <br />components in four sections, with construction to occur in five phases, We will prepare <br />either a "project EIR" or "Master EIR" for the complete four-section development <br />program. <br /> <br />(2) The project will ultimately include a total of 1,930 residential units, 300,000 square <br />feet of office and 12,000 square feet of retail floor area. <br /> <br /> <br />
