Mr. 'Tom Passanisi <br /> October 25, 2001 <br /> Page 2 <br /> <br /> (3) The project will be composed of approximately eight 23-story residential towers, <br /> five 21 -story residential towers, and a number of 2- to 8-story residential, office and <br /> · retail elements. <br /> <br /> (4) The EIR alternalives section will need to include a more detailed comparison, <br /> including intersection LOS for critical intersections and computer-generated visual <br /> simulations from the same four selected vantage points, for two of the six alternatives. <br /> <br /> (5) In addition to the public scoping meeting and interagency meeting, the number of <br /> meetings to be attended by the EIR Project Manager and/or Assistant Project Manager <br /> should include up to six (rather than three) public hearings and up to four (rather than <br /> three) more meetings with City staff, the applicant, and/or the planning team. <br /> <br /> 2. Revised Scope of Services and Estimated Contract Fee. A revised scope of <br /> services description and revised contract fee estimate are attached, incorporating the <br /> considerations listed above and labelled Exhibit "A" for attachment to our contract. <br /> <br />The estimated revised contract fee for professional labor and miscellaneous costs <br />through preparation and submittal of the Draft EIR and Final EIR totals $367,138. The <br />fee estimate breakdown is itemized in Exhibit "A" Table 1. Cost breakouts for the <br />Notice of Preparation/Initial Study and Final EIR phases are itemized in Table 2. As <br />these tables indicate, the total includes $6,135 to prepare the camera-ready Notice of <br />Preparation/Initial Study for reproduction and distribution by City staff, and assumes <br />that no more than $32,954 of the total budget will be allocated to preparation, <br />reproduction, and delivery of the Final EIR. The fee estimate is valid for 60 days. <br /> <br />The estimated fee total includes printing and delivery to the City of ten (10) copies of <br />the Administrative Draft EIR, three (3) copies of the "Screen Check" Draft EIR, one <br />hundred (100) copies plus one (1) electronic copy of the public release Draft EIR, ten <br />(10) copies of the Administrative Draft Final EIR Addendum, three (3) copies of the <br />"Screen Check" Final EIR Addendum, and one hundred (100) copies plus one (1) <br />electronic copy of the Final EIR Addendum. <br /> <br />The estimate now also includes the following two work scope items that were treated <br />as work scope options in our April 2001 proposal: (1) participation in the EIR effort by <br />an urban.designer, Terry Bottomley, to assist with visual/design review aspects, and <br />(2) attendance at an Interagency Meeting by John Wagstaff, Jim Buchholz and Bill <br />Vandivere. <br /> <br />Please also note that these cost estimates remain preliminary; we can, of course, <br />continue to modify or refine any aspect of our proposed work program and <br />related budget to meet additional or reduced City needs. <br /> <br /> <br />
