Item No. 4 (continued) <br />Mike Connor,3350 West Bayshore Road, Palo Alto, commercial real estate broker <br />representing Mr. Hei dt, commented on the anticipated needs of the quality <br />tenants the developer wishes to attract with regard to traffic flow, parking <br />and good maintenance, and stated that the CG Zone will make it easier to <br />obtain use permits and allow a successful project. <br />Bud Oqden, Public Property Advisors, 1201 Franklin Mall, Santa Clara, said he <br />has been property advisor to the School District and urged approval of the CP <br />Zoni ng. <br />(Council recessed from 9:13 to 9:20 p.m.) <br />Joseph Svitek, 108 Murray Court, said that the proposed shopping center <br />project is not compatible with tthe General Plan and suggested it would <br />intrude in what is now a quiet, older resi dental neighborhood. Mr. Svi tek <br />suggested the neighborhood should not be sacrificed for the needs of the <br />School District. He said that the proposed plan had not been presented to <br />neighbors and that he fears a retirement residence will be built behind it <br />which will be too high to be compatible with the neighborhood. <br />In response to question, Mr. Schricker and Mr. Schroeter confirmed that the <br />75' height allowance and 60% lot coverage features are the same in both the <br />CP and CG Districts. <br />Constance Mantis, 108 Murray Court, Redwood Villa Park Homeowners Association <br />used slides to illustrate her remarks and noted that the neighborhood is <br />mai my si ngl e- story, si ngl a -fami1 y homes. She commented on traff i c, parki ng <br />and the likelihood of reduced property values if a shopping center is <br />constructed . <br />Robert Hu, 47 Murray Court, said no compromise has been offered by the <br />shopping center developer to accommodate neighborhood concerns. Mr. Hu urged <br />that no change be made in the present zoning. <br />Marie Matheson, 245 Center Street, reported the neighborhood consensus is to <br />urge Council to deny the subject appeal. Mrs. Matheson presented a petition <br />containing signatures of neighborhood residents. <br />Lois Turner, 267 West Oakwood, urged Council to vote against the appeal . <br />Mario Biagi (see above) replied to statements relating to traffic, noting <br />that the EIR states that no significant traffic impact from the proposed <br />commercial development is anticipated and no mitigation measures are <br />necessary. Mr. Biagi said that a concept map was presented to the <br />neighborhood and that most homes will not be affected. <br />Constance Mantis (see above) said that she would prefer all senior housing on <br />the subject site. <br />Resident, 443 Park Street, urged denial of the appeal . <br />Lillian Morales, 228 Madrone, spoke. <br />Reg.Mtg. <br />MINUTE BOOK NO. 46 4/21/86 <br />Page No. 232 page 4 <br />
