California 9,trJ63 (650) 780-7234 Fax (650) 780-0128 <br /> <br />March 21,2002 <br /> <br />Mr. Ayoub Farahyar <br />962 Pleasant Hill Drive <br />Redwood City, CA. 94061 <br /> <br />Subject: Issuance of Planned Development Permit <br /> File No.: PD 68-01 <br /> Property Address: 747 Southview Way <br /> Assessor's Parcel Number: APN 068-262-020 <br /> <br />Dear Mr. Farahyar: <br /> <br />On March 20, 2002, the Redwood City Zoning Administrator reviewed your <br />application for a Planned Development Permit to construct an approximately <br />5800 sq. ft., two story home at 747 Southview Way located in the "P,H-20" <br />(Residential Hillside Minimum Lot Size 20,000 sq. ft.) Zoning District. <br /> <br />A Planned Development Permit is required per Section 32.2 for all hillside <br />developments with an average slope of 30% or higher. The subject parcel has <br />an average slope of about 40%. <br /> <br />It was determined that the project conforms to all provisions of the RH-20 Zoning <br />District regarding building setbacks, height limitations, and lot coverage. Also, as <br />designed, the home respects the hillside grade and fits in well with its <br />surroundings. Finally, the home will have all the necessary utilities in accordance <br />with Engineering conditions. For these reasons, the Zoning Administrator has <br />approved the Planned Development Permit, subject to the conditions of approval <br />listed below. <br /> <br /> CONDITIONS OF APPROVAL: <br /> <br /> 1. The project shall substantially conform to the plans and elevations, prepared <br /> by Herring & Worley, Inc. stamped received on March 1, 2002 on file with the <br /> Planning and Redevelopment Services Department, including stated exterior <br /> building colors and materials, except as modified by the conditions contained <br /> herein. <br /> <br /> <br />
