The intent of the proposed service is to provide professional <br />planning assistance to prepare and present a variety of zoning ordinance amendments <br />during the remainder of the current year. <br /> <br />PLANNING SERVICES <br /> <br />Anticipated contract services are outlined below, and have been grouped into two priority <br />categories: 1) streetscape provisions, nonconforming buildings and uses, and off-street <br />parking requirements; and 2) building height issues and land use definitions. A third <br />category, miscellaneous zoning amendments, is also listed, with a lesser priority, and <br />those items will be included as time allows. <br /> <br />1. Streetscape, Nonconforming, and Parking Issues <br /> <br /> Streetscape Provisions - Streetscape provisions will be evaluated and <br /> modified to determine the extent to which landscape features and other minor <br /> structures, such as arbors and pergolas, could be permitted to encroach into <br /> setbacks. <br /> <br /> · Nonconforming Buildings and Uses - Nonconforming provisions of the <br /> Ordinance would be evaluated and clarified to assure that nonconforming <br /> buildings and uses meet the City's intent regarding when such uses may <br /> remain as to when they should be modified or removed. <br /> <br /> Off-Street Parking - Off-street parking requirements would be evaluated and <br /> modified to bring standards up to date, and to address modem uses, mixed <br /> use, and higher densi~ residential development. <br /> <br /> 1503 Mitchell Way · Redwood City, CA 94061 <br /> Phone: (650)363-8031 Fax: (650)363-8035 <br /> Email: cwna~pacbell.net <br /> <br /> <br />
