Building Height and Commercial Land Use Definitions <br /> <br /> · Accesso~, Unit Height in RH Zone - The building height requirements for <br /> accessory units in the RH (Residential Hillside) zone would be evaluated and <br /> modified to be consistent with those in the other R zones. <br /> <br /> · Measurement of Height on Sloping J~Ots - The measurement of height on <br /> sloping lots would be evaluated and modified to clariS, how downhill <br /> stemwalls and walls of partially below-grade floors are counted. <br /> <br /> · Structure Height - The allowable overall height of single-family residences <br /> would be reviewed to determine whether to reduce the maximum height from <br /> the current 30 feet to 28 feet or some other height. <br /> <br /> · ~ - Land uses in commercial districts would be reviewed <br /> and revised to reflect modern uses, to delete obsolete uses, to provide <br /> consistency with State definitions, and to allow for consistent interpretations. <br /> <br />3. Miscellaneous Zoning Amendments <br /> <br /> · Notification of Second Story Addition 9r ~0~struction - Requirements for <br /> notification of neighbors regarding proposed construction of a new txvo-story <br /> residence or of a second story addition to an existing residence would be <br /> developed, generally to reflect current City policy. <br /> <br /> · Size of Accesso_ry Buildings - The maximum size of accessory buildings <br /> would be reviewed and modified to assure they are subordinate in size and <br /> scale to the primary residence on a site. <br /> <br />Work undertaken for all services will include: <br /> <br /> · review of existing information; <br /> · background analysis and discussion with staff; <br /> · preparation of brief issue papers where appropriate; <br /> · comparison with ordinance provisions of other cities; <br /> · development of draft ordinances; <br /> · preparation of staffreports, in conjunctic~ with :<afl; and <br /> · attendance at one meeting each of the ?~ :nin~ ommissio~, and City Council. <br /> <br />Curtis Williams & Associates will proceed at the direction of the City's Planning and <br />Redevelopment Manager and expects to work closely with other Planning staff and the <br />City Attorney, as needed. <br /> <br /> <br />
