F -.� I <br /> SCOPE OF SERVICES <br /> Exhibit "A" <br /> To <br /> Agreement for At Construction Management/General Contractor Services <br /> During Construction of the <br /> Historic Courthouse Renovation Project <br /> GENERAL DESCRIPTION. The CM/GC's Services on the Project will include, but not <br /> necessarily be limited to, the activities described below. Terms that are defined in the <br /> Agreement for At-Risk Construction ManagemenbGeneral Contractor (CM/GC) Services during <br /> Construction will have the same meaning in this Exhibit "A". <br /> PRECONSTRUCTION PHASE. <br /> 2.1.1 Budget and Cost Review. Services shall include preparation of conceptual and periodic <br /> estimates, budget assessment and cost containment advice, and value engineering studies and <br /> recommendations. <br /> .1 CM/GC will prepare a Project Budget in CSI Format and cash flow analysis <br /> including all preconstruction and construction activities. The budgets shall include all <br /> Construction Costs, General Conditions, bonds and insurance and "soft costs" such as design <br /> fees, permits. CM/GC shall review the budgets with the City/Agency and submit the Project <br /> Budget to the City/Agency for review and acceptance. The Project Budget shall be revised as <br /> directed by the City/Agency, and as agreed upon by CM/GC. <br /> .2 CM/GC shall prepare an estimate of construction costs for each Trade Contract <br /> construction package based on drawings and specifications approved by City/Agency. Each <br /> approved estimate will supersede the prior estimate upon approval of the cost summary by <br /> City/Agency. CM/GC shall advise City/Agency in writing, if it appears that the costs of the <br /> Project will exceed the Project Budget and CM/GC shall identify and make recommendations for <br /> completion of the Project within the Project Budget. <br /> 2.1.2 Phased Construction. Certain portions of the Work may be bid before final documents <br /> for the remainder of the Work are complete and approved by City/Agency. CM/GC shall <br /> manage these phased construction bids and contracts in accordance with the proposed Project <br /> Budget and the Master Schedule.
