�.�,r•3o <br /> 2.3.13 Maintain On-Site Records. CM/GC shall develop and implement a comprehensive <br /> document management program for the Project. CM/GC shall maintain at the Project site, on a <br /> current basis: a record copy of all contracts, drawings, specification, addenda, change orders, <br /> revisions issued by the design team and other modifications, all in good order and marked to <br /> record all changes made during construction; as well as shop drawings; product data; samples; <br /> submittals; purchases; materials; equipment; applicable handbooks; Titles 21 and 24 of the <br /> California Code of Regulations; the California Uniform Building Code; maintenance and <br /> operating manuals and instructions; other related documents and revisions that arise out of the <br /> Work. <br /> 2.3.14 Buildinq Records. CM/GC shall maintain records for all new construction of principal <br /> building layout lines, elevations for the bottom of footings, floor levels and key site elevations <br /> certified by a qualified surveyor or professional engineer, if necessary. CM/GC shall make all <br /> records available to City/Agency. At the completion of the Project, CM/GC shall deliver all such <br /> records to City/Agency. <br /> 2.3.15 Schedule of Values and Processina of Pavments. Upon award of the Trade Contracts, <br /> each Trade Contractor will qualify for payments in accordance with its Trade Contract. CM/GC <br /> will administer payments to the Trade Contractors and the schedule of values described in <br /> paragraph 2.2.9. City/Agency shall pay CM/GC amounts payable to the Trade Contractors <br /> upon certification by CM/GC that the money is properly owed and that the Trade Contractors <br /> have completed that portion of the Work equal to the proportion of money to be paid, subject to <br /> withholding for retention as set forth in the this Agreement. The total amount paid by <br /> City/Agency for each Trade Contractor shall be no more than the original Trade Contract <br /> amount with such changes as approved by City/Agency and CM/GC. <br /> 2.3.16 Change Orders. <br /> .1 City/Agency, without invalidating this Agreement, and as provided by law, may <br /> order extra work or make changes by altering, adding to, or deducting from Work or Services on <br /> the Project. All such Work and Services shall be executed under the conditions of the original <br /> Contract Documents. City/Agency agrees that in giving instructions, CM/GC shall have <br /> authority to make minor changes in the Work, not involving change in cost, and not inconsistent <br /> with the purposes or approvals of the Project. Otherwise, except in an emergency endangering <br /> life or property, no extra work or change shall be made unless pursuant to a written order <br /> approved and executed by City/Agency. <br /> Atty/Agr/2005.003 <br /> 030805/L.Beck/607588v7 Page 28 of 30 <br />
