<br />Nicholas Dempsey, Safeway Stores, Incorporated, 47400 Kato Road, <br />Fremont, read a letter from L. F. Ludwig, Real Estate Director of <br />Safeway, dated April 16, 1984, stating their intention to develop a <br />project in the area bounded generally by Jefferson, El Camino Real, <br />and Broadway. Mr. Dempsey then read a letter from William D. <br />Sampson, Partner of the GEMTEL Partnership EGS/Metro Corporation, <br />Walnut Creek, dated April 16, 1984, stating EGS/Metro is prepared to <br />proceed immediately with its schedule for the proposed development. <br />(Letters on file in City Clerk Department). <br /> <br />Ed Geet Ed Gee & Associates, architects for the proposed project, <br />presented slides of the proposed project area, maps indicating the <br />location of the subject property and of similar proposed projects <br />elsewhere. Mr. Gee suggested that loss of the subject site to the <br />developers could jeopardize the total project. <br /> <br />Tom Tellefsen, President and Co-Managing Partner, EGS/Metro, P. O. <br />Box 92959, Los Angeles, described his organization and its experience <br />in constructing several similar centers in California and elsewhere. <br />Mr. Tellefsen said loss of the key subject parcel would affect <br />development of the total project and requested a 30-day delay in <br />proceeding with the subject participation agreement. <br /> <br />Lengthy discussion followed and Mr. Dempsey, and Mr. Tellefsen <br />replied to question and commented concerning plans of Safeway and <br />EGS/Metro; whether an automobile dealership is a compatible use with <br />the development; the varying planned street orientations of the <br />Safeway plan; the availability of the subject site and previous lack <br />of interest of the Safeway group; the expectations of the group with <br />regard to means of acquiring properties within the proposed <br />development site; the probable timing of the proposed development; <br />and whether the property owner of a site within the development area <br />might have the opportunity to become a limited partner. <br /> <br />City Attorney Schricker stated for the record that no public hearing <br />is being held and that the matter before Council is review of a use <br />permit application properly made by Boardwalk Volkswagon which has <br />been referred to the Agency by the Zoning Administrator who seeks <br />guidance. <br /> <br />Donald Maynor, 2471 East Bayshore, attorney representing Boardwalk <br />Volkswagon, said that his client wishes to expand and remain in <br />Redwood City and the subject property is part of his plan to do so. <br />Mr. Maynor said his client is willing to discuss coordination of <br />their project with the Safeway group, noting that the subject project <br />involves rehabilitation and use of an existing building which will be <br />of immediate benefit to the City. <br /> <br />Redev.
