<br />Item No.1 (continued <br /> <br />Jamie Kopf, Vice President of Boardwalk Volkswagen, stated in response to <br />questions that they were not going to close the present operation, and <br />clarified a statement made in the previous meeting concerning a 60-40 ratio <br />of used versus new cars, that used car volume is based on a 30-day supply of <br />units, and new car sales volume is based on a 60-day supply. In response to <br />further questions, he indicated that they are willing to accept the temporary <br />location because their lease will be expiring and they intend to move their <br />operation within four years, and also that they have outgrown the present <br />location, and assured the Board that they intend to have a quality type <br />dealership. <br /> <br />Edward Gee, Edward J. Gee & Associates, architects representing Safeway <br />Stores and EGS Metro with regard to the project they are proposing in the <br />area of El Camino, Jefferson and Broadway, asked whether Boardwalk is <br />requesting a Use Permit or participation agreement. <br /> <br />City Attorney Schricker noted that the Use Permit has been granted, but that <br />it has been referred to the Redevelopment Agency for determination as to its <br />compatibility with the Redevelopment plan, and that in order to insure <br />compliance with the plan, staff has recommended that a participation <br />agreement be negotiated to include a determination of use and term of the <br />use, among other factors. <br /> <br />Mr. Gee (see above), indicated that his purpose at this time is to give a <br />brief update of their project, and that they intend to make a full and <br />detailed presentation to the Agency at the June 11 meeting. He referred to <br />and commented on a CPM (critical path method) schedule posted on the wall, <br />and the fact that they had arranged with a consultant for a market study <br />involving contact with the adjacent property owners. He described in some <br />detail what the proposed project might encompass, and said that they will be <br />asking the Agency for exclusive negotiation rights and that the redevelopment <br />district be expanded to include property currently owned by Safeway Stores, <br />as well as those properties along James Street. He described the proposal as <br />a mixed use project, recognizing Broadway as the gateway to downtown, and <br />would include small shops, a plaza, a hotel as the focal point of the project <br />with a Safeway Store below, and with condominium units, all contingent upon <br />the results of the market study. Mr. Gee noted that drawings and CPM <br />schedule would be made available to the Agency for the meeting of June 11. <br /> <br />Bill Sampson, General Partner, EGS Metro-Gemtel Partnership, 1600 South Main <br />Plaza, Walnut Creek, on behalf of Safeway and themselves, stated that they <br />are more than willing to work with the Boardwalk Volkswagen people and were <br />pleased that they are willing to limit use of their time on the property <br />through Agency action; that it was important to their project that the <br />property be included in the overall development plan they propose. <br /> <br />Discussion followed concerning implications in the communication to property <br />owners from Damon Raike and Company on behalf of Safeway Stores, and whether <br />reference was to participation, or temporary utilization of property <br /> <br />Redev.
