<br />Page 3 - Item 1 (continued) <br /> <br />Discussion followed on the general subject of redevelopment, and Mr. <br />Rosenthal commented and replied to questions concerning eminent domain needs <br />with regard to assembling properties; the difficulty of working out an <br />arrangement where affected property owners may participate individually; the <br />need to maintain the redevelopment area in the period between development of <br />the plan and proceeding to implement it with a developer; the desirability of <br />delaying acquisition until a developer is available rather than acquire the <br />property in advance; and the specific assistance to business, such as expert <br />relocation assistance, cost of movers, removal and installation of equipment, <br />alterations to meet codes, signs, cards, announcements, etc. <br /> <br />Attention was called to one participation agreement the agency has in the <br />Gateway Area, and City Attorney Schricker advised that the agreement provides <br />that if the present use of the property becomes inconsistent with the use in <br />the specific plan for the area, the business must leave. Mr. Rosenthal said <br />such agreements are flexible and common in redevelopment areas. <br /> <br />---------------------------------------------------------------------------------- <br /> <br />2. <br /> <br />Extension of Exclusive Right to Negotiate (Marina <br />Redevelopment Project Area) - Diversified Marina <br />Enterprises <br /> <br />Jim Kuebelbeck, Diversified Marina Enterprises, requested the subject <br />extension. He reported he is in the middle of preparation of the <br />environmental report and has had difficulty in proceedings because of <br />unforeseen delays over which he had no control in acquiring properties. <br /> <br />Title read. <br /> <br />MIS: Bury/Mosher <br /> <br />RESOLUTION NO.
