03l14/2005 <br /> I. The steep, uneven terrain affecting the lots in the Affected Area and the <br /> above-described geologic and seismic conditions require, for <br /> development, special attention to prevent landslides and similar adverse <br /> geoiogic phenomena. <br /> m. The effect of prior development along Laurel Way, including construction <br /> of the houses at 3733 and 3737 Laurel Way, and the partial improvement <br /> and extension of the unimproved portion of Laurel Way upon surface <br /> drainage and upon soils stability has not fully been analyzed. <br /> n. Any future development within the Affected Area necessarily will affect <br /> surFace drainage and subsurface soils conditions and stability, not only <br /> with respect to the parcel of land proposed for development, but also with <br /> respect to lots within the entire Area. <br /> o. Public facilities which would serve any future development within the <br /> Affected Area must be specially designed as to size, configuration and <br /> specification of materials, so as properly to address the effect of the <br /> steep, uneven terrain and geologic and seismic conditions. <br /> p. Each development within the Affected Area will have a cumulative effect <br /> on the environment and the extent and nature of public facilities to serve <br /> such developments. <br /> q. Street improvements must provide adequate access for emergency <br /> vehicles, maintenance vehicles, and other facilities necessary for the <br /> maintenance, repair, replacement, and operation of public facilities within <br /> Alty/Reso/Reso.1520 $ 14632 <br /> 031505 Muff # 602 <br />
