ARTI CLE 5 R-l SINGLE FAMILY RESIDENTIAL DISTRICT SECTION 5.1 Purpose. To stabilize and protect the residential character of the district and to promote and encourage a suitable environment for family life on a neighborhood basis. SECTION 5.2 Permitted Uses. permitted in the R-l District: . The following structures and uses are ( a) Single family dwellings. ~SECTION 5.3 Accessory Uses. The following structures and uses are permitted in the R-Í District when accessory to and constructed or commenced concurrently with or subsequent to uses permitted under Sections 5.2 and 5.4: ( a) Home occupations. (b) The providing of rooms or board for not more than two persons provided such room and board is furnished in the main building only. . Other accessorÿ."ûs'es.anèr.strìïctùres customarily appurtenant to a permitted use. ( c) SECTION 5.4 Conditional Uses. The following structures and uses are permitted in the R-l District subject to first securing a use permit therefor: ( a) Public and quasi-public uses, except corporation yards, storage or repair yards and warehouses. (b) Dwelling groups. ( c) Temporary tract offices. SECTION 5.5 fieight Regulations~ No structure shall exceed two and one- half stories or 35 feet in height, whichever is greater. No accessory building shall exceed one and one-half stories or 15 feet in height, whichever is greater. ~ SECTION 5.6 Lot Area. The minimum building site area shall be 6,000 square feet except that a different minimum building site area may be established by adding a numerical suffix to the district designation in conjunction with the zoning of any property. Such number shall be a part of the R-l District designation and shall establish the minimum building site size in thousands of square feet. SECTION 5.7 Lot Width. The minimum average lot width shall be 50 feet. Every lot shall have a minimum of 35 feet of frontage on a public street. SECTION 5.8 Lot Coverage. Not more than 40 per cent of the lot shall be covered by buildIngs and not more than 40 per cent of the required rear yard shall be covered by accessory buildings. 11)
