<br />RH Ru,¿de.rtÜai. <br /> <br />SECTION 4.9 <br /> <br />Yard Requirements. <br /> <br />The following yards are required: <br /> <br />( a) <br /> <br />Front Yards: <br />25 feet. <br /> <br />Front yards shall have a minimum depth of <br /> <br />( b) <br /> <br />Side Yards: Side yards shall have a minimum width of a total <br />of 15 feet for both sides with no one side yard less than seven <br />feet. <br /> <br />( c) <br /> <br />Rear Yards: <br /> <br />Rear yards shall have a minimum depth of 25 feet. <br /> <br />SECTION 4.l0 Other Required Conditions: <br />conditions shall apply in the RH District. <br /> <br />The following additional <br /> <br />( a) <br /> <br />The minimum building site for public and quasi-public <br />buildings shall be 40,000 square feet. Such building sites <br />shall have a minimum average width of 100 feet. <br /> <br />(b) <br /> <br />Except for guest houses or servant quarters, there shall be a <br />limit of one dwelling building per lot except for permitted <br />dwelling groups. <br /> <br />SECTION 4.11 Lot Size Exception. Notwithstanding the provisions of <br />Sections 4.6 and 4.7, any parcel having an area of at least 6,000 square feet and <br />an average lot width of at least 50 feet, may have constructed thereon a single <br />family dwelling. The provisions of this section shall be applicable only to <br />parcels which were lawfully created prior to the adoption of this ordinance but <br />not to such parcels if, subsequent to the adoption of this ordinance, that <br />parcel and any adjoining parcel were under the same ownership. <br /> <br />SECTION 4.12 Front Yard Exception. Notwithstanding the provisions of <br />Section 4.9, for any building site having an area of less than 10,000 square feet, <br />the minimum front yard depth shall be 20 feet. <br /> <br />10 ,/ <br />
