<br />ARTICLE 4 <br /> <br />RH RESIDENTIAL - HILLSIDE DISTRICT <br /> <br />SECTION 4.1 Purpose. To provide a district in which the hilly land in <br />Redwood City can be developed for residential densities commensurate with the <br />natural topography of the area and with the type of semi-rural living best <br />suited to relatively low density family living in the hills. <br /> <br />SECTION 4.2 Permitted Uses. <br />permitted in the RH District: <br /> <br />The following structures and uses are <br /> <br />(a) <br /> <br />Single family dwellings. <br /> <br />SECTION 4.3 Accessory Uses. The following structures and uses are permitted <br />in the RH District when accessory to and constructed or commenced concurrently <br />with or subsequent to uses permitted under Sections 4.2 or 4.4: <br /> <br />(a) <br /> <br />Guest houses or servant quarters not containing cooking <br />facilities, and not rented or otherwise operated for profit. <br /> <br />(b) <br /> <br />Home occupations. <br /> <br />(c) <br /> <br />Other accessory uses and structures customarily appurtenant to a <br />permitted use. <br /> <br />SECTION 4.4 Conditional Uses. The following structures and uses are <br />permitted in the RH District subject to first securing a use permit therefor: <br /> <br />(a) <br /> <br />Public and quasi-public uses, except corporation yards, storage <br />or repair yards and warehouses. <br /> <br />(b) <br /> <br />Dwelling groups. <br /> <br />(c) <br /> <br />Temporary tract offices, <br /> <br />SECTION 4.5 Height Regulations. No structure shall exceed two and one- <br />half stories or 30 feet in height, whichever is greater. No accessory building <br />shall exceed one and one-half stories or l5 feet in height, whichever is greater. <br /> <br />SECTION 4.6 Lot Area. The minimum building site area shall be 10,000 <br />square feet except that a different minimum building site area may be established <br />by adding a numerical suffix to the district designation in conjunction with <br />the zoning of any property. Such number shall be a part of the RH District <br />designation and shall estanlish the minimum building site size in thousands of <br />square feet. <br /> <br />SECTION 4.7 Lot Width. The minimum.average lot width shall be 60 feet. <br />Every lot shall have a minimum of 35 feet frontage on a public street. <br /> <br />SECTION 4.8 Lot Coverage. Not more than 40 per cent of the lot shall be <br />covered by buildings and not more than 40 per cent of the required rear yard <br />shall be covered by accessory buildings. <br /> <br />9 I <br />
