<br />ARTICLE 6 <br /> <br />R-2 RESIDENTIAL - DUPLEX <br /> <br />SECTION 6.1 Purpose. To stabilize and maintain the residential character <br />of the district and permit a suitable environment for family living on a smaller <br />scale by permitting a higher density with two families to the lot while main- <br />taining individual privacy, open space and facilities. <br /> <br />SECTION 6.2 Permitted Uses. The following structures and uses are permitted <br />in the R-2 District: <br /> <br />(a) <br /> <br />Two family dwellings. <br /> <br />(b) <br /> <br />Single family dwellings. <br /> <br />SECTION 6.3 Accessory Uses. The following structures and uses are permitted <br />in the R-2 District when accessory to and constructed or commenced concurrently <br />with or subsequent to uses permitted under Sections 6.2 and 6.4: <br /> <br />(a) <br /> <br />Home occupations. <br /> <br />(b) <br /> <br />The providing of rooms or board for hot more than two persons <br />provided ~uch room and board i.:.~",~;"'Ii"'!'!oI~d ift t'!ol.. Main building <br /> <br />Other accessory uses and structures customarily appurtenant to <br />permitted use. <br /> <br />only. <br />a <br /> <br />(c) <br /> <br />SECTION 6.4 Conditional Uses. The following structures and uses are <br />permitted in the R-2 District subject to first securing a use permit therefor: <br /> <br />(a) <br /> <br />Public and quasi-public uses, except corporation yards, storage or <br />repair yards and warehouses. <br /> <br />(b) <br /> <br />Dwelling groups. <br /> <br />(c) <br /> <br />Temporary tract offices. <br /> <br />SECTION 6.5 Height Regulations. No structure shall exceed two and one- <br />half stories or 35 feet in height, whichever is greater. No accessory building <br />shall exceed one and one-half stories or 15 feet in height, whichever is greater. <br /> <br />SECTION 6.6 <br />feet. - <br /> <br />Lot Area. <br /> <br />The minimum building site area shall be 6,000 square <br /> <br />SECTION 6.7 Lot Hidth.
