<br />R-2 Reh.i.de.nlial <br /> <br />Yard Requirements. <br /> <br />The following yards are required: <br /> <br />SECTION 6.9 <br /> <br />( a) <br /> <br />Front Yards: <br /> <br />Front yards shall have a minimum depth of 20 feet. <br /> <br />(b) <br /> <br />Side Yards: Side yards for interior lots shall have a minimum width <br />of five feet, and side yards for the street side of corner lots shall <br />have a minimum width of ten feet. <br /> <br />( c) <br /> <br />Rear Yards: Rear yards shall have a minimum depth of 20 feet, provided <br />that if there i3 maintained a rectangular yard equal in area to 20 times <br />the average lot width on the rear one third of the lot, main buildings <br />may be built to within ten feet of the rear lot line. <br /> <br />SECTION 6.10 Other Required Conditions. <br />conditions shall apply in the-R-2 District: . <br /> <br />The following additional <br /> <br />( a) <br /> <br />The minimum building site for public and quasi-public buildings shall <br />be 40,000 square feet. Such building sites have a minimum average <br />width of lOO feet. <br /> <br />(b) <br /> <br />There shall be a limit of one duplex or one single family dwelling <br />building per lot except for permitted dwelling groups. <br /> <br />SECTION 6.ll Lot Size Exception. Notwithstanding the provisions of <br />Sections 6.6 and 6.7, (a) any parcel having an area of at least 4,000 square <br />feet and an average lot width of at least 45 feet may have constructed thereon <br />a single family dwelling and (b) any parcel having either an area of at least <br />5,000 square feet and an average lot width of at least 50 feet or an area of at <br />least 7,500 square feet and an average lot width of at least 45 feet may have <br />constructed thereon a two family dwelling. The provisions of this section shall <br />be applicable only to parcels which were lawfully created prior to the adoption of <br />this ordinance but not to such parcels if, subsequent to the adoption of this <br />ordinance) that parcel and any adjoining parcel were under the same ownership. <br /> <br />SECTION 6.l2 Multiple Dwelling Use. Any parcel having an area of at least <br />9,000 square feet and an average lot width of at least 75 feet may have constructed <br />thereon a multiple dwelling containing three dwelling units. Provided further that <br />when three units are built on any such lot, the following requirements shall be met <br />in addition to all other regule.tions and requirements of this Article: (a) Each <br />unit shall have at least 40% of its enclosed living area on the ground floor, and <br />(b) Each unit shall ha'le two yard areas immediately adjacent to the building in <br />which located. One of said yards shall have a depth of at least 20 feet and a width <br />equal to at least one-talf the average width of the building site; the o~her shall <br />have a depth of at least l5 feet and a width equal to at least one-third the 'average <br />width of the building site. <br />The area of front, side and rear yards required by Section 6.9 may be <br />included in computing the areas of yards required by this paragraph. <br /> <br />14 { <br /> <br />.__h ... ..."."-.--..."........ ,__..m .--..--.--.'....---- <br />
