R-2 Reh.i.de.nlial Yard Requirements. The following yards are required: SECTION 6.9 ( a) Front Yards: Front yards shall have a minimum depth of 20 feet. (b) Side Yards: Side yards for interior lots shall have a minimum width of five feet, and side yards for the street side of corner lots shall have a minimum width of ten feet. ( c) Rear Yards: Rear yards shall have a minimum depth of 20 feet, provided that if there i3 maintained a rectangular yard equal in area to 20 times the average lot width on the rear one third of the lot, main buildings may be built to within ten feet of the rear lot line. The following additional ( a) The minimum building site for public and quasi-public buildings shall be 40,000 square feet. Such building sites have a minimum average width of lOO feet. (b) There shall be a limit of one duplex or one single family dwelling building per lot except for permitted dwelling groups. SECTION 6.ll Lot Size Exception. Notwithstanding the provisions of Sections 6.6 and 6.7, (a) any parcel having an area of at least 4,000 square feet and an average lot width of at least 45 feet may have constructed thereon a single family dwelling and (b) any parcel having either an area of at least 5,000 square feet and an average lot width of at least 50 feet or an area of at least 7,500 square feet and an average lot width of at least 45 feet may have constructed thereon a two family dwelling. The provisions of this section shall be applicable only to parcels which were lawfully created prior to the adoption of this ordinance but not to such parcels if, subsequent to the adoption of this ordinance) that parcel and any adjoining parcel were under the same ownership. SECTION 6.l2 Multiple Dwelling Use. Any parcel having an area of at least 9,000 square feet and an average lot width of at least 75 feet may have constructed thereon a multiple dwelling containing three dwelling units. Provided further that when three units are built on any such lot, the following requirements shall be met in addition to all other regule.tions and requirements of this Article: (a) Each unit shall have at least 40% of its enclosed living area on the ground floor, and (b) Each unit shall ha'le two yard areas immediately adjacent to the building in which located. One of said yards shall have a depth of at least 20 feet and a width equal to at least one-talf the average width of the building site; the o~her shall have a depth of at least l5 feet and a width equal to at least one-third the 'average width of the building site.
