<br />ARTICLE 7 <br /> <br />RG GARDEN APARTMENTS <br /> <br />SECTION 7.1 Purpose. To stabilize and maintain the residential character <br />of the district and pennit small family and individual living with communal and <br />cooperative use of facilities while providing private outdoor open space for <br />each unit. <br /> <br />SECTION 7.2 Permitted Uses. <br />in the RG District: <br /> <br />The following structures and uses are permitted <br /> <br />(a) <br /> <br />Multiple dwellings. <br /> <br />(b) Two family dwellings. <br />(c) Single fuaily dwellings. <br />SECTION 7.3 Accessory Uses. The following structures and uses are <br />permitted in the RG District when accessory to and constructed or commenced <br />concurrently with or subsequent to uses permitted under Sections 7.2 and 7.4: <br /> <br />(a) <br /> <br />Home occupations. <br /> <br />(b) <br /> <br />Other accessory uses and structures customarily appurtenant to a <br />permitted use. <br /> <br />SECTION 7.4 Conditional Uses. The following structures and uses are <br />permitted in the RG District subject to first securing a use permit therefor: <br /> <br />(a) <br /> <br />Public and quasi-public uses, except corporation yards, storage or <br />repair yards and warehouses. <br /> <br />(b) <br /> <br />Temporary tract offices. <br /> <br />SECTION 7.5 Height Regulations. No structure shall exceed two and one-half <br />stories or 35 feet in height, whichever is greater. No accessory building shall <br />exceed one and one-half stories or 15 feet in height, whichever is greater. <br /> <br />Lot Area. The minimum building site area shall be 6,000 square <br /> <br />SECTION 7.6 <br /> <br />feet <br /> <br />SECTION 7.7 Lot Width. The minimum average lot width shall be 60 feet. <br />Every lot shall have a minimum of 35 feet of frontage on a public street. <br /> <br />SECTION 7.8 Lot Coverage. Not more than 60 per cent of the lot shall be <br />covered by buildings and no more than 40 per cent of the required rear yard shall <br />be covered by accessory buildings. <br /> <br />SECTION 7.9 <br /> <br />Yard Requirements. <br /> <br />The following yards are required: <br /> <br />(a) <br /> <br />Front Yards: <br /> <br />Front yards shall have a minimum depth of 20 feet. <br /> <br />15 .j <br /> <br />".............-...--....... ...........------------........--.--...------..---." <br />
