<br />(b) <br /> <br />(c) <br /> <br />Side Yards: Side yards for interior lots shall have <br />a minimum width of six feet, and side yards for the <br />street side of corner lots shall have a minimum width <br />of ten feet. <br /> <br />Rear Yards: Rear yards shall have a minimum depth of <br />15 feet: provided, that if there is maintained a yard <br />area free of any required parking space and equal to <br />15 times the lot width on the rear one-third of the lot, <br />main buildings may be built to within ten feet of the <br />rear lot line. Said 15 and ten foot distances shall <br />be increased by four inches for each one foot that the <br />building exceeds 25 feet in height. <br /> <br />SECTION 7.10 Lot Area per Family unit. Every family unit <br />shall have a minimum lot area of 2,000 square feet. <br /> <br />SECTION 7.11 Other Required Conditions. The following <br />additional conditions shall apply in the RG District: <br /> <br />(a) <br /> <br />(b) <br /> <br />(c) <br /> <br />The minimum building site for public and quasi-public <br />buildings shall be 40,000 square feet. Such building <br />sites shall have a minimum average width of 100 feet. <br /> <br />Single family dwellings and duplexes in the RG District <br />shall comply with the building height and lot coverage <br />and yard requirements specified under the R-2 District. <br /> <br />Each apartment unit in a multiple dwelling shall have <br />at least one-third its floor area on the ground floor <br />and there shall be a minimum of 150 square feet of private <br />outdoor open space provided exclusively for and adjacent <br />to each unit. <br /> <br />SECTION 7.12 Lot Size Exception. Notwithstanding the <br />provisions of Sections 7.6 and 7.7, any parcel that has an average <br />lot width of at least 45 feet may have constructed thereon a single <br />main building containing a maximum number of dwelling units in <br />accordance with the following schedule: <br /> <br />Building Site Area <br />in Square Feet <br /> <br />Maximum Number of <br />Dwelling units <br /> <br />At least 4,000 but <br />less than 4,500 <br /> <br />1 <br /> <br />At least 4,500 but <br />less than 6,000 <br /> <br />2 <br /> <br />At least 6,000 <br /> <br />1 unit for each 2,000 <br />square feet of lot area <br /> <br />The provisions of this section shall be applicable only to parcels <br />which were lawfully created prior to the adoption of this ordinance <br />but not to such parcels if, subsequent to the adoption of this <br />ordinance, that parcel and any adjoining parcel were under the <br />same ownership. <br /> <br />16 <br />
