<br />(b) <br /> <br />Side Yards: Side yards for interior lots shall have a <br />minimum width of six feet. For every story or fraction <br />thereof that a building exceeds two stories, each inter- <br />ior side yard shall be increased two feet in width. <br />Side yards for the street side of corner lots shall have <br />a minimum width of ten feet. <br /> <br />(c) <br /> <br />Rear Yards: Rear yards shall have a minimum depth of <br />15 feet: provided, that if there is maintained a yard <br />area free of any required parking space and equal to <br />15 times the lot width on the rear one-third of the lot, <br />main buildings may be built to within ten feet of the <br />rear lot line. Said 15 and ten foot distances shall be <br />increased by four inches for each one foot that the <br />building exceeds 25 feet in height. <br /> <br />SECTION 8.10 Lot Area per Family Unit. Every family unit <br />shall have a minimum lot area of 1,500 square feet, provided that <br />(1) any parcel having an average lot width of at least 50 feet <br />and an area of 10,000 square feet or more may have constructed <br />thereon dwelling units at the ratio of one unit for each 1,250 <br />square feet of lot area and (2) any parcel having an average lot <br />width of at least 50 feet and an area of 25,000 square feet or <br />more may have constructed thereon dwelling units at the ratio. <br />of one unit for each 1,000 square feet of lot area. <br /> <br />SECTION 8.ll Other Required Conditions. The following <br />additional conditions shall apply in the R-3 District: <br /> <br />(a) <br /> <br />The minimum building site for public and quasi-public <br />buildings shall be 40,000 square feet. Such building <br />sites shall have a minimum average width of 100 feet. <br /> <br />(b) <br /> <br />Single family dwellings and duplexes in the R-3 District <br />shall comply with the building height and lot coverage <br />and yard requirements specified under the R-2 District <br />regulations in the same manner as if constructed in an <br />R-2 District. <br /> <br />SECTION 8.12 Lot Size Exception. (a) Notwithstanding <br />the provisions of Sections 8.6 and 8.7, any parcel that has an <br />average lot width of at least 45 feet may have constructed thereon <br />a single main building containing a maximum number of dwelling <br />units in accordance with the following schedule: <br /> <br />Building site Area <br />in Square Feet <br /> <br />Maximum Number of <br />Dwelling Units <br /> <br />At least 4,000 but <br />less than 5,500 <br /> <br />2 <br /> <br />At least 5,500 but <br />less than 6,000 <br /> <br />3 <br /> <br />At least 6,000 <br /> <br />1 unit for each 1,500 <br />square feet of lot area <br /> <br />(b) The provisions of this section shall be applicable <br />to parcels which were lawfully created prior to the adoption <br />this ordinance but not to such parcels if, subsequent to the <br />of this ordinance, that parcel and any adjoining parcel were <br />the same ownership. <br /> <br />only <br />of <br />adoption <br />under <br /> <br />18 - 19 <br />
