ARTICLE 9 R-4 MULTI-FAMILY - MEDIUM DENSITY SECTION 9.l Purpose. To stabilize and maintain the residential character of the district for medium density small apartments with adequate space for cooperatively used facilities and open space. SECTION 9.2 Permitted Uses. permitted in the R-4 District: The following structures and uses are (a) Multiple dwellings. (b) Two family dwellings. (c) Single family dwellings. SECTION 9.3 Accessory Uses. The following structures and uses are permitted in the R-4 District when accessory to and constructed or commenced concurrently with or subsequent to uses permitted under Sections 9.2 and 9.4: ( a) Home occupations. (b) Other accessory uses and structures customarily appurtenant to a permitted use. SECTION 9.4 Conditional Uses. The following structures and uses are permitted in the R-4 District subject to first securing a use permit therefor: ( a) Public and quasi-public uses, except corporation yards, storage or repair yards and warehouses. (b) Social halls, clubs, lodges and fraternal organizations. ( c) Nursing and rest homes. (d) Nursery schools and day care centers. (e) Rooming and boarding houses. SECTION 9.5 Height Regulations. No structure shall exceed 45 feet in height and no accessory building shall exceed l5 feet in height. SECTION 9.6 Lot Area. The minimum building site area shall be 6,000 square feet. SECTION 9.7 Lot Width. The minimum average lot width shall be 50 feet. E~ery lot shall have a minimum of 35 feet of frontage on a public street. SECTION 9.8 Lot Coverage. Not more than 60 per cent of the lot shall be covered by buildings and not more than 40 per cent of the required rear yard shall be covered by accessory buildings. 20 ý . --.- -----"------.-..-----..----.-.-.
