<br />Yard Requirements. <br /> <br />SECTION 9.9 <br />required: <br /> <br />(a) <br /> <br />(b) <br /> <br />(c) <br /> <br />The following yards are <br /> <br />Front Yards: <br />of 15 feet. <br /> <br />Front yards shall have a minimum depth <br /> <br />Side Yards: Side yards for interior lots shall have <br />a minimum width of six feet. For every story or fraction <br />thereof that a building exceeds two stories, each inter- <br />ior side yard shall be increased two feet in width. <br />Side yards for the street side of corner lots shall <br />have a minimum width of ten feet. <br /> <br />Rear Yards: Rear yards shall have a minimum depth of <br />15 feet: provided, that if there is maintained a yard <br />area free of any required parking space and equal to <br />15 times the lot width on the rear one-third of the lot, <br />main buildings may be built to within ten feet of the <br />rear lot line. Said 15 and ten foot distances shall be <br />increased by four inches for each one foot that the <br />building exceeds 25 feet in height. <br /> <br />SECTION 9.10 Lot Area per Family Unit. Every family unit <br />shall have a minimum lot area of 1,000 square feet, provided that <br />(1) any parcel having an average lot width of 70 feet and an area <br />of 10,000 square feet or more may have constructed thereon dwelling <br />units at the ratio of one unit for each 750 square feet of lot area <br />and (2) any parcel having an average lot width of 150 feet and an <br />area of 40,000 square feet or more may have constructed thereon <br />dwelling units at the ratio of one unit for each 500 square feet <br />of lot area. <br /> <br />SECTION 9.11 Other Required Conditions. The following <br />additional conditions shall apply in the R-4 District: <br /> <br />(a) <br /> <br />The minimum building site for public and quasi-public <br />buildings shall be 40,000 square feet. Such building <br />sites shall have a minimum average width of 100 feet. <br /> <br />SECTION 9.l2 Lot Size Exception. (a) Notwithstanding <br />the provisions of sections 9.6 and 9.7, any parcel that has an <br />average lot width of at least 40 feet but less than 50 feet may <br />constructed thereon a single main building containing a maximum <br />number of dwelling units in accordance with the following schedule: <br /> <br />Building site Area <br />in Square Feet <br /> <br />Maximum Number of <br />Dwelling Units <br /> <br />At least 3,500 but <br />less than 4,500 <br /> <br />1 <br /> <br />At least 4,500 but <br />less than 5,000 <br /> <br />2 <br /> <br />At least 5,000 but <br />less than 8,000 <br /> <br />3 <br /> <br />At least 8,000 <br /> <br />1 unit for each 2,000 <br />square feet of lot area <br /> <br />21 <br />
