<br />When any parcel has an average lot width of at least 40 feet, <br />but less than 50 feet, has an area of at least 6,250 square feet <br />and an improved alley abuts the parcel, the preceding schedule <br />shall not apply and one dwelling unit shall be permitted for <br />each 1,250 square feet of lot area. <br /> <br />(b) Notwithstanding the provisions of Sections 9.6 and 9.7, <br />any parcel that has an average lot width of at least 50 feet may <br />have constructed thereon a single main building containing a <br />maximum number of dwelling units in accordance with the following <br />schedule: <br /> <br />Building Site Area <br />in Square Feet <br /> <br />Maximum Number of <br />Dwelling units <br /> <br />At least 3,500 but <br />less than 4,000 <br /> <br />1 <br /> <br />At least 4,000 but <br />less than 4,500 <br /> <br />2 <br /> <br />At least 4,500 but <br />less than 5,000 <br /> <br />3 <br /> <br />At least 5,000 but <br />less than 6,000 <br /> <br />4 <br /> <br />(c) The provisions of this section shall be applicable only <br />to parcels which were lawfully created prior to the adoption of <br />this ordinance but not to such parcels if, subsequent to the <br />adoption of this ordinance, that parcel and any adjoining parcel <br />were under the same ownership. <br /> <br />22 <br />
