<br />ARTICLE lO <br /> <br />R-5 MULTI-FAMILY - HIGH DENSITY <br /> <br />SECTION lO.l Purpose. To stabilize and maintain the residential character <br />of the district for high density apartments with a minimum of cooperatively used <br />outdoor space and a minimum of individual service facilities. <br /> <br />SECTION lO.2 p~rmitted Uses~ <br />permitted in the R-5 District: <br /> <br />The following structures and uses are <br /> <br />( a) <br /> <br />Multiple dwellings. <br /> <br />(b) <br /> <br />Two family dwellings. <br /> <br />( c) <br /> <br />Single family dwellings. <br /> <br />SECTION 10.3 Accessory Uses. The following structures and uses are <br />permitted in the R-5 District when accessory to and constructed or commenced <br />concurrently with or subsequent to uses permitted under Sections 10.2 and lO.4: <br /> <br />( a) <br /> <br />Hcme occupations. <br /> <br />(b) <br /> <br />Other accessory uses and structures customarily appurtenant to a <br />permitted use. <br /> <br />SECTION 10.4 Conditional Uses. The following structures and uses are <br />permitted in an R-5 District subject to first securing a use permit therefor: <br /> <br />( a) <br /> <br />Public and quasi-public uses except corporation yards, storage or <br />repair yards ffi1d warehouses. <br /> <br />(b) Social halls, clubs, lodges, and fraternities. <br />(c) Nursing and rest homes. <br />(d) Nursery schools and day care cen ters . <br />(e) Parking lots and garages. <br />(f) Rooming and b oardi ng houses. <br /> <br />(g) <br /> <br />Incidental sales and services to residents provided such activities <br />are conducted entirely within the main building, the design of which <br />building does not invite the use of these services by the general publica <br /> <br />SECTION 10.5 Height Regulations. <br />height except as follows: <br /> <br />No structure shall exceed 75 feet in <br /> <br />( a) <br /> <br />On any parcel having an average width of at least 100 feet and an <br />area of at least 20,000 square feet the maximum height shall be 100 feet. <br /> <br />(b) <br /> <br />On any parcel having an average width of at least 150 feet and an area <br />of at least 40,000 square feet there shall be no maximum height limit. <br /> <br />( c) <br /> <br />No accessory building shall exceed 15 feet in height. <br /> <br />23 <br />
