The following addi- <br />tional conditions shall apply to the CG District: <br /> <br />(a) Offstreet loading facilities and trash and refuse collection <br />facilitie,s shall be within the building or in side or rear <br />yards completely enclosed and separated from any traveled <br />way by a fence or hedge not less than six feet in height. <br />SECTION 15.1l Lot Size Exception~ Notwithstanding the provisions of <br />Sections 15.6 and 15.7, any parcel having an area of at least 4,000 square <br />feet and an average lot width of at least 30 feet may have any use or structure <br />permitted in this district established or constructed thereon subject to the <br />following additional limitations: <br /> <br />( a) <br /> <br />No building shall exceed one story in height or 20 feet in height) <br />whichever is lower. <br /> <br />(b) <br />( c) <br /> <br />Not more than 50 per cent of the lot shall be covered by buildings. <br /> <br />The provisions of this section shall be applicable only to parcels <br />which were lawfully created prior to the adoption of this ordinance <br />but not to such parcels if, subsequent to the adoption of this <br />ordinance, that parcel and any adjoining parcel were under the same <br />ownership. <br /> <br />36 <br /> <br />. -...- ... u_-_."-'--""'~'--'.- .---..-.......'__M ._u <br />
