<br />IR In.du..6:tJúa1. - Ru:tJúc..te.d <br /> <br />(b) Side Yards: None required, except when any lot abuts any R <br />District on either side it shall have a side yard with a minimum <br />width of 15 feet on the side abutting such R District. <br /> <br />(c) Rear Yards: None required, except when any lot abuts any R <br />District in the rea~ it shall have a rear yard with a minimum <br />depth of 15 feet. <br /> <br />SECTION 17.10 Other Required Conditions. The following addi- <br />tional conditions shall apply to the IR District: <br /> <br />(a) <br /> <br />Trash and refuse disposal facilities shall be enclosed by <br />a solid hedge or tight fence no lower in height than said <br />facilities themselves. <br /> <br />(b) <br /> <br />Every lot in an IR District abutting a lot in an R District <br />shall have a solid fence not less than six feet in height <br />along any portion of the lot abutting the R District. <br />Such fence shall be installed and maintained by the owners <br />of the IR District lot in conjunction with any use con- <br />ducted on the IR District lot. <br /> <br />SECTION 17.11 Lot Size Exception. Notwithstanding the provisions of <br />Sections 17.6 and 17.7, any parcel having an area of at least 5tOOO square feet <br />and an average lot width of at least 50 feet may have any use or structure <br />permitted in this district established or constructed thereon subject to the <br />following additional limitations: <br /> <br />(a) No building shall exceed 20 feet in height. <br /> <br />(b) Not more than 50 per cent of the lot shall be covered by buildings. <br /> <br />(c) The provisions of this section shall be applicable only to parcels <br />which were lawfully created prior to the adoption of this ordinance <br />but not to such parcels if, subsequent to the adoption of this <br />ordinance, that parcel and any adjoining parcel were under the same <br />ownership. <br /> <br />42 <br />
