<br />SECTION 18.10 Uses in Buildings. All uses shall be con- <br />ducted wholly within a completely enclosed building, except for <br />offstreet parking and loading, the disposal of trash and refuse, <br />the display of vehicles offered for sale, subject to such condi- <br />tions as may be attached by use permit, and outdoor cabanas and <br />recreational facilities for employees and visitors. The display <br />and sale of vehicles specified in section 23.6 shall be permitted <br />outside a building when property in an IP District is also included <br />in a V District. <br /> <br />SECTION 18.11 Disposal Facilities. Trash and refuse col- <br />lection and disposal facilities shall be enclosed by a solid <br />fence or hedge no lower in height than the facilities themselves. <br /> <br />.SECTION 18.12 Offstreet Parking Facilities. Offstreet <br />parking facilities shall be paved and, except for normal access <br />drive, may not be located in the required front yard or street <br />side yard of corner lots. Parking lots containing spaces for more <br />than five cars shall be separated and protected from any traveled <br />way by a fence or hedge not less than four feet in height. Off- <br />street loading shall be within the building or in side or rear <br />yards separated and protected from any traveled way by a fence <br />or hedge not less than six feet in height. <br /> <br />SECTION 18.13 Fences. No fence shall be permitted in the <br />required front yard or in the required side yard for the street <br />side of corner lots. <br /> <br />SECTION 18.14 Type of Fuel. Manufacturing and industrial <br />processes shall use only natural gas, electricity, or nuclear <br />power as fuel: provided, however, equipment using other fuels <br />may be installed for emergency use only. <br /> <br />SECTION 18.15 Lot Size Exception. Notwithstanding the <br />provisions of Sections l8.6 and 18.7, any parcel having an area. <br />of at least 5,000 square feet and an average lot width of at <br />least 50 feet may have any use or structure permitted in this <br />district established or constructed thereon subject to the fol- <br />lowing additional limitations: <br /> <br />No building shall exceed 20 feet in height. <br /> <br />(a) <br />(b) <br /> <br />Not more than 40 per cent of the lot shall be covered <br />by buildings. <br /> <br />(c) <br /> <br />The provisions of this section shall be applicable <br />only to parcels which were lawfully created prior to <br />the adoption of this ordinance but not to such parcels <br />if, subsequent to the adoption of this ordinance, <br />that parcel and any adjoining parcel were under the <br />same ownership. <br /> <br />SECTION 18.16 Type of Buildings. Temporary or portable <br />type buildings for other than temporary construction purposes <br />shall be prohibited. <br /> <br />45 <br />
