<br />SECTION 22.4 Time Limitation. Any ordinance adopted pursuant <br />to Section 22.3, zoning any area to an IS District, shall be of <br />no further force and effect one year from the date of adoption, <br />provided that, by ordinance adopted by the affirmative vote of <br />five members of the City Council, such zoning may be extended for <br />one year. Not more than one such extension shall be adopted. No <br />extension shall be adopted except upon giving written notice of <br />the time and place of hearing to the property owners in accordance <br />with Section 22.3(b) (2). Unless zoned to another district, on <br />expiration of the IS zoning, the property so affected shall revert <br />automatically to the district or districts in which the property <br />was included prior to being zoned to the IS District. <br /> <br />Notwithstanding the foregoing, the ordinance zoning any <br />property to IS District may establish an effective period of a <br />lesser time. <br /> <br />SECTION 22.5 Permitted Uses. The following structures and <br />uses are permitted in the IS District: <br /> <br />(a) <br /> <br />Any structure or use lawfully existing within the dis- <br />trict on the effective date of its classification to <br />an IS District. <br /> <br />No structure shall be enlarged, reconstructed or <br />structurally altered and no use shall be extended ex- <br />cept in accordance with Section 22.7. <br /> <br />No structure or use which was nonconforming at the <br />time of inclusion in the IS District shall become <br />conforming by reason of being included in the IS <br />District. <br /> <br />SECTION 22.6 Conditional Uses. The following structures <br />and úses are permitted in the IS District subject to first securing <br />a use permit therefor: <br /> <br />(a) When any territory is included in the IS District by <br />reason of annexation, any structure or use lawfully existing at <br />the time of annexation may be enlarged, altered or extended sub- <br />ject to securing a use permit therefor. <br /> <br />(b) When any property is included in the IS District by <br />rezoning.pursuant to the provisions of section 22.3, any structure <br />or use, including enlargements, alterations and extensions thereof, <br />which could have been constructed or established under the zoning <br />that existed immediately preceding inclusion of the property in <br />the IS District may be constructed or established subject to <br />securing a use permit therefor. <br /> <br />SECTION 22.7 Regulations, Annexed Territory. Any use <br />permit issued in connection with any territory included in the <br />IS District by reason of annexation shall specify height limita- <br />tions, yard requirements, lot area, width and coverage require- <br />ments and such other requirements which are found appropriate <br />and necessary by the Planning Commission. <br /> <br />53 <br />
