<br />ARTICLE 31 <br /> <br />SPECIAL PROVISIONS <br /> <br />SECTION 31.1 Purpose. To provide regulations and provisions for <br />miscellaneous problem uses which cannot properly be provided for in the <br />district regulations. <br /> <br />SECTION 31.2 Accessory Buildings. <br />the following requirements: <br /> <br />Accessory buildings shall conform to <br /> <br />(a) <br /> <br />(b) <br /> <br />Accessory buildings in any R District shall not be located within <br />50 feet of the front lot line, within ten feet of any main building <br />on the same parcel and shall not be located within five feet of <br />any alley. <br /> <br />An accessory building may be located in a required side yard area <br />in any R District provided that it is not located (l) within three <br />feet of the side lot line, nor (2) in the case of a corner lot <br />abutting the side of a lot in the rear, between the projected required <br />front yard line of said adjacent lot and the street line nor closer <br />than three feet from the side lot line of said adjacent lot. <br /> <br />(c) <br /> <br />Any structure which would otherwise be an accessory building, shall <br />be deemed to be a part of a main building if it shares a common wall <br />at any point with the main building and shall comply in all respects <br />with the requirements of this ordinance applicable to a main building. <br /> <br />SECTION 3l.3 Circuses and Carnivals. Circuses and carnivals may be <br />permitted on a temporary basis, for periods of time not exceeding 30 days, <br />in any district, provided that access to such activities shall be from a major <br />thoroughfare, and provided that no portion of such activities, other than off- <br />street parking, shall be located within 200 feet of any dwelling. In no event <br />shall any circus or carnival be permitted in any district unless a use permit <br />is first obtained therefor. <br /> <br />SECTION 31.4 Disaster Shelters. Emergency disaster shelters may be <br />permitted anywhere on any lot in any district subject to the following <br />conditions: <br /> <br />(a) <br /> <br />If located in any required front yard area, the complete structure <br />shall be a minimum of six inches below the natural grade of the yard <br />unless said structure is located wholly beneath the driveway and, in <br />that case, the complete structure shall not project above or raise <br />the natural grade of the driveway. <br /> <br />(b) <br /> <br />If located in any required side or rear yard, the top of a disaster <br />shelter, including the maximum height of fill placed on the roof, <br />shall not be higher than three feet above the natural slope of the <br />yard. <br /> <br />60 <br />
