<br />(a) <br /> <br />I ., <br />\.....-. <br /> <br />------ - (l) <br /> <br />Lot Area: The area of the lot on which a dwelling <br />group is to be established shall consist of: <br /> <br />( 1) <br /> <br />The aggregate of the minimum lot area which would be <br />required for each individual dwelling building if <br />constructed on separate lots. together with <br /> <br />( 2) <br /> <br />An area equal to 30 per cent of the required lot <br />area under (l). above. that is in excess of 6.°00 <br />square feet. <br /> <br />( l) <br /> <br />Yard Requirements: <br /> <br />'--.. <br /> <br />The f~ont, rear and side yards between dwelling buildings and <br />the nearest lot lines shall be not less than that required in <br />the district in which located. <br /> <br />( 2) <br /> <br />The distance between dwelling buildings shall be not less than <br />the sum of the minimum side yards which would be required <br />between such buildings if constructed on separate adjoining lots <br />in the district in which the dwelling group is to be located. <br /> <br />( 3) <br /> <br />In the event one dwelling building is to be to the rear of <br />another such building in a dwelling group, with respect to the <br />street on which the lot fronts, the distance between such <br />buildings shall be not less than the sum of the front and rear <br />yard depths required in the district in which the dwelling <br />group is to be located, or the sum of the rear and side yard <br />requirements if the rear unit fronts upon a side lot line <br />and is not closer than 20 feet to any side line. <br /> <br />( 4) <br /> <br />Each dwelling building in the group shall front upon and have <br />its principal entrance from the required front yard of the lot <br />upon which constructed or shall front upon and have its principal <br />entrance from any other yard area having an open area of at <br />least 2,500 square feet. <br /> <br />SECTION 31.7 Excavations. The extraction from or deposit on the earth <br />of rock, stone, gravel, sand, earth, minerals or similar materials, and the <br />grading of any parcel, shall be permitted in any district subject to first <br />securing a use permit ther~for, provided that the following activities shall <br />be permitted in any district without a use permit: <br /> <br />-Excavations for <br />swimming pools, <br />deposi ts on the <br />connection with <br />permit has been <br /> <br />the foundation or basement of any structure, including <br />for which abuilding permit has been issued, or <br />earth of any of the above mentioned materials in <br />the construction of any.structure for which a building <br />issued. <br /> <br />( a) <br /> <br />(b) <br /> <br />( c) <br /> <br />Grading of any parcel of land in preparation for a permitted use <br />where no bank is left standing and exposed more than ten feet in <br />vertical height or when less than 1,000 cubic yards of earth are. <br />removed from the parcel. <br /> <br />Grading in any subdivision when such grading is dorie to grades <br />approved by the City Council in connection with the approval of a <br />subdivision improvement agreement which includes plans showing the <br />proposed grades to be established. <br /> <br />SECTION 3l.8. Fences, Walls and Hedges.
