<br />ARTICLE 32 <br /> <br />EXCEPTIONS AND MODIFICATIONS <br /> <br />SECTION 32.1 Purpose. To provide exceptions and modifica- <br />tions to the provisions of this ordinance where such are necessary <br />for the practical and uniform application of the regulations con- <br />tained herein. <br /> <br />SECTION 32.2 Exceptions to Height Limitations. Maximum <br />height limitations set forth elsewhere in this ordinance shall <br />not apply to: <br /> <br />(a) <br /> <br />(b) <br /> <br />(c) <br /> <br />(d) <br /> <br />Church spires, belfries, cupolas, domes, fire and <br />hose towers, windmills, chimneys, flag poles, parapet <br />walls, television and radio reception antennas and <br />elevator penthouses. <br /> <br />Barns, silos or other farm buildings or structures <br />on farms provided they are not within 50 feet of any <br />lot line. <br /> <br />Places of public assembly, churches, schools and other <br />permitted public and quasi-public buildings, provided <br />that for each one foot by which the height of such <br />building exceeds the maximum height otherwise permitted <br />in the district, its side and rear yards shall be <br />increased in width or depth by an additional foot over <br />the side and rear yards required for the district. <br />In no event shall the height of such building exceed <br />75 feet. <br /> <br />Dwellings in R-l Districts may be constructed to a <br />height of three stories or 45 feet, whichever is greater, <br />when side yards having a minimum depth of 20 feet are <br />maintained on both sides of the building. <br /> <br />SECTION 32.3 Conditional Exceptions to Height Limitations. <br />Maximum height limitations set forth elsewhere in this ordinance <br />may be modified by the Commission for the following buildings and <br />structures: <br /> <br />(a) <br /> <br />Monuments, water towers, observation towers, smoke- <br />stacks, radio towers, broadcasting masts and aerials, <br />water tanks, scenery lofts, cooling towers, gas holders <br />or drive-in theater screens: provided, however, that <br />a use permit shall be required in each case. <br /> <br />(b) <br /> <br />In any R-5, CA, CN, CB, CG, CP, IR, IP or GI District, <br />buildings may be erected to a height exceeding the <br />height specified for such district, provided that the <br />cubical content of all buildings on the parcel shall <br />not be increased beyond that which would be permitted <br />for buildings erected within the specific district <br />height limits at the maximum permitted lot coverage, <br />and further provided that a use permit shall be <br />required in each case. <br /> <br />66 <br />
