<br />ARTICLE 44 <br /> <br />ZONING PERMITS <br /> <br />SECTION 44.1 Permit Required. (a) No building permit <br />shall be issued by the Building Inspector except upon application <br />and issuance of a zoning permit in accordance with the provisions <br />of this article. No structure shall be occupied and no use shall <br />be established or changed to a different use except upon applica- <br />tion and issuance of a zoning permit in accordance with the <br />provisions of this article. <br /> <br />(b) Prior to making of an application for a building permit, <br />or prior to time of establishing or changing a use, any person <br />may make application for a zoning permit to determine whether or <br />not a proposed use or change of use, or a proposed structure or <br />alteration, would comply with the provisions of this ordinance. <br /> <br />SECTION 44.2 Applications. Every application shall be <br />on forms provided by the Planning Director, shall be accompanied <br />by a nonrefundable fee of Five Dollars ($5.00) and shall also be <br />accompanied by such legal descriptions, maps or plats, drawings, <br />and other pertinent information including offstreet parking and <br />loading facility information, as may be required by the Planning <br />Director. In the event a zoning permit is applied for in con- <br />junction with an application for a building permit no fee shall <br />be charged for the zoning permit. The zoning permit and the <br />building þermit may be combined on a single form. <br /> <br />SECTION 44.3 Issuance. The Planning Director shall issue <br />the zoning permit applied for if he finds that the proposed use <br />or structure complies with all the requirements of this ordinance: <br />otherwise, the application shall be denied. <br /> <br />The issuance of a zoning permit shall not relieve the appli- <br />cant from the duty of complying with the provisions of this <br />ordinance or any other ordinance or law. <br /> <br />ARTICLE 45 <br /> <br />ARCHITECTURAL SUPERVISION <br /> <br />SECTION 45.1 Architectural Review. No building permit <br />shall be issued by the Building Inspector for any structure in <br />any RG, R-3, R-4, R-5, PO, CN, CA, CG, CB, CP, IP or IR District <br />until the exterior elevations, as provided in Section 45.3, <br />have been referred to and reviewed by the Architectural Committee <br />in accordance with the provisions of this article. <br /> <br />SECTION 45.2 Architectural Permit. (a) The securing of <br />an architectural permit may be required, subject to the provi- <br />sions of this article, as a condition to the granting of a use <br />permit, variance or planned development permit in any district. <br />In such event, no building permit shall be issued by the Building <br />Inspector for any structure on the parcel which is the subject <br /> <br />80 <br />
