EXHIBIT A PROJECT SCOPE OF SERVICES FOR CITY OF REDWOOD CITY REDWOOD CITY SCHOOL RENOVATIONS PROJECT PROJECT UNDERSTANDING I HISTORY: The City of Redwood City is proposing to retain the firm of the beals group, inc., to provide landscape architectural, civil engineering, and construction administration services for the renovation of fields at Taft and Garfield Elementary Schools. The Redwood City School Renovation Project arises from the City's Request for Proposals dated November 13, 1998. At present the turf play areas have inadequate drainage and unsafe play conditions. The preliminary construction budget and basis for the following scope is $655,000 for Taft and $980,000 for Garfield Elementary Schools, including contingencies for design modifications and construction, but excluding design fees. GENERAL PROJECT SCOPE: The project scope herein provided will be broken into five general phases: 1. The first will be Project Start-up and Pre-planning Phase, in which we will meet with City Staff and begin reviewing all information pertinent to the project. Existing Conditions bases will be generated by the beals group, inc., for the Analysis and Design Phase. The second phase will be an Analysis and Design Phase, in which we will prepare final design boards for approval through public process. A series of public workshops in conjunction with meeting with City staff will enable the beals group, inc., to develop Preliminary Concept Plans, Final Schematic Plans, and the final design boards, which will be submitted for public approval. Budget analysis will also be provided during this phase. The third will be a Design Development Phase, in which we will develop a finite design of civil engineering, landscaping, and play area plans that will be used as the basis for the construction documents. The fourth phase will be the Construction Documents, which includes a 70%, 90%, 100%, and Bid submittal. The end product will be construction documents with plans, specifications and statement of probable construction costs. The final phase will be the Construction Services which will include extensive bid and construction support and construction administration services. 2. 3. 4. 5.
