<br />LEASE AGREEMENT <br /> <br />~ <br /> <br />~ THIS LEASE AGREEMENT (this "Lease") is made and entered into as of <br />.. ~, 2. B 2005- by and between the Redevelopment Agency of the <br />City of Redwood City, a public body corporate and politic, as landlord ("Landlord" or the <br />"Agency") and Bay Area Legal Aid, a California nonprofit corporation, as tenant ("Tenant"). <br /> <br />RECITALS <br /> <br />A. <br /> <br />WHEREAS, the Agency is the owner of that certain commercial real property <br />located at 707 Bradford Street, Redwood City, California (the "Property"); and <br /> <br />B. <br /> <br />WHEREAS, Tenant desires to lease certain premises (the "Premises") in the <br />Property from Landlord for the purposes of operating a limited duration clinic (the <br />"Clinic") funded by a state grant; and <br /> <br />C. <br /> <br />WHEREAS, the Agency finds the operation of the Clinic on the Property by <br />Tenant will assist in effectuating the Redevelopment Plan for the Agency's project <br />area and is in the vital and best interest of the City of Redwood City (the "City") and <br />the health, safety, morals and welfare of its residents; and <br /> <br />E. <br /> <br />WHEREAS, the parties desire this Lease to express the terms pursuant to which <br />Tenant leases the Premises from the Agency. <br /> <br />NOW, THEREFORE, in consideration of the terms, covenants and conditions <br />contained herein, the parties hereby agree as follows: <br /> <br />ARTICLE 1 SUBJECT OF LEASE <br /> <br />1.1 The Premises. The Premises consists of Suite C in the Property, as more <br />fully described in Exhibit "A". <br /> <br />1.2 <br /> <br />Parties to the Lease. <br /> <br />1.2.1 Landlord.
