Scheduling <br /> <br /> Review and ~ the Contractor's construction scne~u~e~submittals, <br /> updates, and revisions in accordance with the Contract Documents. <br /> Evaluate monthly progress payment requests and recommend payment to the <br /> Contractor based upon the Construction Manager's judgement of the value <br /> of work completed during the payment per]od and the requirements of the <br /> Contract. <br /> <br /> 9. Pro~ect Completion <br /> <br /> 9.1 Schedule and conduct substantial completion inspections, issue <br /> punch lists, review compliance, and recommend acceptance by the <br /> City. Assist in negotiation of unsettled claims. When all final <br /> punch list items have been completed or resolved, recommend to the <br /> City final acceptance. Prepare a certificate of completion. <br /> Obtain from the Contractor ali bonds, guarantees, operation and <br />t maintenance manuals, and record drawings. <br /> <br /> 9.2 Record documents. Review the marked-up set of record documents to <br /> be maintained by the Contractor. At project completion, deliver <br />~ these documents to the Design Team for drafting of the final record <br /> documents. <br /> <br /> 9.3 Prepare a final project report for the project including: <br /> <br />~- a. Total project cost analysis. <br /> b. Project progress analysis of planned and actual milestones. <br /> <br /> C. Summary of contract startup, closeout, and acceptance <br /> includin9 the final resolution of claims or disputed work. <br /> <br /> 10. Other Project Management Duties <br /> <br /> 10.1 AssembleA~roject v team and make assignments. <br />~ 10.2 Establish and monitor time schedule, manpower loading, and budget <br /> for the project. <br /> <br />~': 10.3 Supervise~roject team and review the work performed. <br /> <br /> 10.4 Coordinate the services of specialty consultants hired by the City <br /> for laboratory testing. <br /> <br /> 10.5 Maintain communications with the City. <br /> <br /> <br />
