All improvements to be constructed by the Developer shall <br /> be constructed or installed in accordance with the technical <br /> specif ications, standards and practices of the City and in <br /> accordance with plans and specifications approved by the City. <br /> The Developer shall cause the proper documents to be <br /> filed and fees paid to all governmental or regulatory agencies, <br /> including utilities, for applications for all required permits and <br /> approvals . <br /> The Developer shall design all structures, landscaping <br /> and parking areas to achieve a high degree of attractiveness and <br /> compatibility with the Property and area in which the Property is <br /> located. <br /> Other than any documents provided by the Agency, the <br /> Developer has, at its cost and expense, undertaken and completed <br /> any and all soils, utility and drainage studies, plans and reports <br /> pertinent to the development of the Property which it deems <br /> necessary, and has provided a copy of said studies and reports to <br /> the Agency. <br /> The Project will be subject to affordability covenants, <br /> assuring that the units will be available for sale and affordable <br /> to persons earning not more than fifty percent (500) of the Area <br /> Median Income for the County of San Mateo, as established by HUD. <br /> 9 . MarketinQ <br /> The Developer shall market the units in accordance with <br /> the Marketing Plan to be developed jointly by Agency Staff and the <br /> Developer. <br /> 10 . Parking Management Plan <br /> • "Baseline" survey of curb parking occupancies;. on streets <br /> near the project shall be performed before 'significant <br /> ; � const ruction activity commences at the site.
