In the event of the vacation or the abandonment <br />of t:he Premises by less or in the event chat: Sublessor shall <br />elect to re-enter as provided in subparagraph D above or shall <br />take possession of the Premises pursuant to legal proceeding or <br />pursuant to any notice provided by law, then if Sublessor does <br />not elect to terminate chis sublease as provided in subparagraph <br />A above, then Sublessor may from time to time, without <br />terminating this sublease, either rec.over all rental as it <br />becomes due or relet: the Premises or any part thereof for such <br />term or terms and at such rental or rentals and upon such other <br />terms and conditions as Sublessor in it sole discret:ion may deem <br />advisable with the right to make alterations and repairs to the <br />Premises. <br /> <br />F. In the event chat Sublessor shall elect to so <br />relet, chen rentals received by Sublessor from such reletting <br />shall be applied to: first, to the payment of any indebtedness <br />other than rent due hereunoer from sublessee to Sublessor; <br />second, to the payment: of any cost: of such reletting¡ third, to <br />the payment: of the. cost: of any alterat:ions and repair to the <br />Premises; fourth, to the payment of rent due and unpaid <br />hereunder; and the residue, if any, shall be held by Sublessor <br />and applied in payment of future rent as the same may become due <br />and payable hereunder. Should that portion of such rentals <br />received from such reletting during any month, which is applied <br />by t:he payment of rent hereunder, be less than che rent payable <br />during the month by Sublessee hereunder, then Sublessee shall pay <br />such deficiency to Sublessor immediately upon demand therefor by <br />Sublessor. Such deficiency shall be calculated and paid monthly. <br />Sublessee shall also pay to Sublessor, as soon as ascertained, <br />any cost:s and expenses incurred by Sublessor in such reletting or <br />in making such alterations and repairs not covered by t:he rentals <br />received from such reletting. <br /> <br />G. NO re-entry or taking possession of the Premises <br />by Sublessor pursuant to this sublease shall be construed as an <br />election to terminate this lease unless a written notice of such <br />intention be given to Sublessee or unless the t:ermination thereof <br />be decreed by a court of competent jurisdiction. Notwithstanding <br />any relett:ing without termination by Sublessor because of any <br />default by Sublessee, Sublessee may at: any time after such <br />relet:ting elect to terminate this sublease for any such default. <br /> <br />H.
