NOTICE. Any notices required to be given to a party <br />hereunder shall be given in writ:.ing, sent by certified mail with <br />postage prepaid to the address of the respective parties set <br />forth below their respective signatures to this sublease, or such <br />ocher place as may from time to time be designated in writing. <br /> <br />29. SALE OF PREMISES BY LESSOR. In the event of any sale <br />of the Premises by Lessor, Sublessor shall be and is hereby <br />entirely freed and relieved of all liability under any and all of <br />its covenants and obligations contained in or derived from this <br />sublease arising out of any act, occurrence or omission occurring <br />after the consummation of such sale; and the purchaser, at such <br />sale or any subsequent:. sale of the Premises shall be deemed, <br />without any further agreement between the parties or their <br />successors in interest or be~ween the parties and any such <br />purchaser, to have assumed and agreed to carry out any and all of <br />the covenants and obligations of the Sublessor under this <br />sublease. <br /> <br />30. <br /> <br />SECURITY. <br /> <br />Omitted. <br /> <br />31. RULES AND REGULATIONS. Sublessee agrees that:. <br />Sublessee, together with all other persons entering and/or <br />occupying the Premises will abide by, keep and observe all <br />reasonable rules and regulations which Sublessor may make from <br />time to time for the management safety, care and cleanliness of <br />the Building, and the preservation of good order therein, as well <br />as for the convenience of other occupants and tenants of the <br />Building, including those set forth below. The violation of any <br />such rules and regulations shall be deemed a material breach of <br />this sublease by Sublessee. <br /> <br />32. ATTORNEY'S FEES. Should either party hereto institute <br />any action or proceeding against the other party to enforce any <br />provision of this sublease or for damages by reason of any <br />alleged breach of any provision hereof or for a declaration of <br />such party's rights or obligations hereunder, or for any other <br />judicial remedy with respect:. to this Sublease or the herein <br />demised Premises, the prevailing party shall be entitled to <br />reasonable attorney's fees. <br /> <br />33. <br /> <br />OTHER PROVISIONS. <br /> <br />A.
