If any term, covenant or condition of this <br />sublease shall be held to be invalid or unenforceable by a court <br />of competent jurisdiction, the remaining provisions hereof shall <br />remain in full force and effect and shall not be affected, <br />impaired or invalidated thereby. <br /> <br />C. Time is of the essence of this sublease and every <br />provision hereof except. the delivery of possession to Sublessee <br />by Sublessor. <br /> <br />D. This sublease constitutes the entire agreement <br />between Sublessor and Sublessee and it may be amended only by a <br />written agreement signed by the parties hereto, except that <br />Sublessor may from time to time, specify reasonable rules <br />governing the operation or the Premises and said rules shall be <br />incorporated herein and be made a part hereof by reference, and <br />Sublessee agrees to abide thereto. <br /> <br />E. This sublease shall be governed by the laws of <br />the state of California, except as modified herein. <br /> <br />F. The marginal headings or titles to the paragraphs <br />of this sublease are not a part of this sublease and shall have <br />no effect upon the construction or interpretation hereof. <br /> <br />G. . Nothing herein contained shall be deemed to <br />create any relationship between Sublessor and Sublessee other <br />than landlord and tenant and the parties are not, for any <br />purpose, partners or joint ventures. <br /> <br />H. Each signator as Sublessee shall be j oim:ly and <br />severally liable ànd obligated to perform each provision hereof. <br /> <br />I. Sublessee hereby agrees to place a plastic mat <br />under every desk chair to protect the carpet. <br /> <br />J. Sublessee hereby agrees not to put mollys, <br />screws or large nails in the partition walls. <br /> <br />large <br /> <br />K. Under no circumstances shall Sublessor be liable <br />for any breach or default by L@ssor under the Master Lease. <br /> <br />L.
