<br />The request for this change stemmed from a music studio operating at 2512 EI Camino <br />several years ago. A music studio was operating in a rear accessory building, adjoining <br />some residential uses. The City did receive complaints and tried to resolve the situation <br />directly and through mediation. Eventually, the music studio moved out. Clearly, the <br />Council subcommittee would like to prevent these situations from occurring in the future. <br /> <br />Although ttle music studio was located in the "General Commercial" (CG) zoning district <br />and was a permitted use, it did demonstrate the potential problems of having such <br />commercial uses near residences. The potentials for such nuisances are greatest in the <br />CN Districts. <br /> <br />Presented below is a survey of adjoining cities and how they address music studios. <br /> <br />City Use Permit For Music Studios <br />San Carlos No <br />Belmont No <br />Menlo Park Yes <br />Palo Alto Yes <br />San Mateo No (unless parking is deficient) <br />Daly City No <br /> <br />As can be seen in the above table, some cities require a Use Permit while others do not. <br /> <br />Planning Commission Action <br />On July 20, the Planning Commission recommended to the City Council that <br />Section 13.2-e of the Zoning Ordinance be amended to require a Use Permit for Music Studios <br />in the "CN" Zone.
