<br />Zoning Text Amendment for Music Studios <br /> <br />Proposal to amend Section 13.2 e of the Redwood City Zoning Ordinance <br />relating to permitted and conditional uses in the Neighborhood <br />Commercial (CN) District. <br /> <br />Proposed Action: Hold public hearing and make recommendation to City <br />Council. <br /> <br />Mr. Passanisi gave the staff report. He said that music studios are <br />currently permitted in the CN district. The code sub-committee is <br />recommending that a conditional use permit be required in the CN district. <br />The subcommittee is recommending a public hearing be held. The Zoning <br />Administrator could either approve the use permit,approveQ with <br />conditions, or deny it. Music studios are permitted outright in the CN <br />district and the City wanted to change it from a permitted use to a <br />conditional use. <br /> <br />Commissioner Sanfilipo asked Mr. Passanisi whether it was a recording <br />studio or like the high school students who have a band and practice. Mr. <br />Passànisi said that it was a recording studio. <br /> <br />Chairman Verdone noted that Mr. Passanisi's definition of a music studio <br />- was different then that described in the staff report. Mr. Passanisi said <br />that currently there is no formal definition of the Zoning ordinance. He <br />said that the intent was that it woul~ be a recording studio. <br /> <br />Commissioner Piulle said that it seems that we are trying to discriminate <br />against music studios, very noisy craft studios or noisy dance studios. <br />She said that we are going to get a lot of complaints. Mr. Passanisi said <br />that we are not trying to prohibit them-as long as you meet certain <br />conditions. Mr. Passanisi said that the cost for the use permit would be <br />$450.00, typically paid by the tenant with the owners agreement.
