<br />TECHNICAL REQUIREMENTS: <br /> <br />SECTION 2200 <br /> <br />A. <br /> <br />Frequency and Hours: <br /> <br />Elevator maintenance inspections and preventive maintenance routines <br />shall be performed at least one (1) time per month. <br /> <br />Maintenance inspections, regularly scheduled maintenance or repair work <br />and non emergency repair work shall be performed between the hours of <br />8:00 am and 5:00 pm. <br /> <br />Emergency call back service shall be provided by the Contractor on a 24- <br />hour a day, 7-day a week basis, including holidays, and will be billed at <br />regular overtime rates in addition to the contract base price. Tbe <br />response time between when a call for service is placed and the arrival <br />time of a service technician, shall not be greater than 4 (four) hours. <br /> <br />.". .. ¡ <br />< <br /> <br />B. <br /> <br />Security: <br /> <br />Contractor will report any damage, problems or irregularities to the City of <br />Redwood City Building Maintenance Manager. <br /> <br />. C. <br /> <br />Inspections: <br /> <br />City retains the right to make inspections and tests at its discretion to <br />ascertain that the requirements of the Agreement are being followed. <br />Deficiencies noted shall be corrected promptly at the Contractor's <br />expense. <br /> <br />D. <br /> <br />Contractor to Comply with Laws <br /> <br />In the performance of this contract, the Contractor agrees to abide by all <br />existing laws, codes, rules and regulations set forth by all appropriate' <br />authorities having jurisdiction in the location where the work is to be <br />performed. <br /> <br />Contractor shall make periodic tests and maintenance inspections of all <br />elevator equipment as required by current applicable safety codes for <br />elevators, dumbwaiters, escalators, and moving walks, including, but not <br />limited to, annual no-load, slow speed test of car and counterweight <br />safeties, governors and buffers; annual pressure test on hydraulic <br />elevators; and every five-years, full-load, full-speed, test of safeties, <br />governors, and buffers; all as required by ASME A17.1 Code. Written <br />reports of said tests shall be submitted to the owner and, in the case of <br /> <br />TECHNICAL REQUIREMENTS <br /> <br />02200-1 <br /> <br />11 <br />
