<br />SA.II <br /> <br />The current population represents a 39% increase since 1980. From 1990 to 2000, the <br />population grew an additional 16%. Redwood City is rich in cultural diversity with ethnic <br />demographics representing just under half of the total residents. <br /> <br />Ethnicity 1 in Redwood City is changing rapidly with the largest increase among the <br />Hispanic population. In 1970, 13% of students in Redwood City elementary schools were <br />Hispanic. By 1990, the Hispanic enrollment has risen to 49%. By. the 1998/99 school <br />year, the Redwood City Elementary School Districr recorded Hispanic enrollment at <br />59.8% and the Sequoia High School recorded Hispanic enrollment at 40.8%. . The total <br />ethnic population in Redwood City is 65.84% white, 24.12% Hispanic, 6.06% Asian & <br />Pacific Islander, 3.39% African American, .042% American Indian and Alaskan Native, <br />and .016% other non-minority ethnicity. <br /> <br />Redwood City also has a very diverse housing stock, with the majority of housing having <br />been developed prior to 1970. The greatest housing problem in Redwood City is lack of <br />affordable housing followed by a shortage in the supply of housing, which impacts the <br />market for everyone. . <br /> <br />Housing Costs <br />In 1980 the median cost of a home was $123,400. In 1990 the median cost of a home <br />had risen to $349,500. In 2000, the median cost of a home is $496,250, a 302% <br />increase since 1980. Mean contract rent in 1980 was $283 and increased to $731 by <br />1990. HCD (refer to Exhibit 2 for <br />1989-99 Housing Element Summary). Creating new sites for residential development is <br />not the challenge, rather the challenge is developing these units in accordance with the <br />income distribution criteria (very-low, low, moderate and above-moderate income) <br />required by HCD. This Consolidated Plan will explore the ways in which the City will be <br />able to use federal funds to develop affordable housing for those residents with the <br />greatest housing need. <br /> <br />Unemployment Rate <br />Redwood City is becoming home to many high tech companies as Silicon Valley grows <br />north. This growth is bringing numerous jobs to Redwood City.
