<br />ßA-'IÞ <br /> <br />There are 439 affordable assisted housing units in Redwood City, of which 381 are <br />rental units. Of the total assisted rental units, 217 are elderly and 164 are family units. <br />These developments were assisted by the City or Redevelopment Agency or were <br />financed with HUD funds and contain tenant or project based subsidies. For infill developments, the cost of development can be <br />significantly increased when relocation, noise and insulation, soil remediation, <br />earthquakes & flooding protection, energy conservation, and access to persons with <br />disabilities are all combined. Additionally, where no State certification of an Approved <br />Housing Element exists, certain funding available for housing cannot be accessed. <br /> <br />As the technological industry and higher paying jobs increase in Redwood City, fewer <br />vacant ownership and rental units are available. New construction is not keeping pace <br />with demand and the lack of inventory makes it difficult for even non low-income persons <br />to find housing in Redwood City. <br /> <br />The influx of affluent homeowners has dramatically increased therefore creating véry <br />little demand for affordable housing in the market. The lack of affordable housing has <br />reached epidemic proportions and senior citizens that are priced out of the job market, <br />are becoming visible in emergency shelters and transitional housing programs. <br /> <br />In order to produce the number of affordable housing units needed, policies requiring <br />affordable housing will become necessary to avoid mass gentrification of low income <br />and minority neighborhoods. <br /> <br />A-a <br />
