This FAR is <br />consistent with neighboring communities' "zoning" for EI Camino Real. <br /> <br />b) For property on Woodside. Road between EI Camino and Alameda de las <br />Pulgas the maximum floor area ratio shall be 40 percent. Property "on" <br />Woodside Rd. includes both parcels with frontage on Woodside Rd. and <br />parcels adjacent to parcels with frontage on Woodside Road. This FAR <br />maintains the suburban retail "feel" of this section of Woodside Road. <br /> <br />c) For all other lots in the CG district not on Woodside Road or EI Camino the <br />maximum floor area ratio shall be 70 percent. <br /> <br />B. CBR - Central Business Retail District Changes <br />1) Rationale <br />This is the downtown retail core district. Currently, offices are permitted on the <br />ground floor as a primary use after first obtaining a conditional use permit. The <br />intent was to permit office uses associated with retailing and the office portion of a <br />retail bank. This has caused confusion and in the current market, an unintended <br />push for office on the ground floor. The proposed amendments will clarify the <br />intent of reserving the ground floor primarily for retail uses in the Central Business <br />Retail District, and is consistent with an existing statement in Article 26 of the <br />Zoning Ordinance which states, "First floor uses shall be primarily retail and shall <br />enhance their immediate area in accordance with the purposes of this Article" <br />(Section 26.10 (an. <br /> <br />2) Uses in the CBR <br />The following changes are recommended to: <br />. Permitted uses. <br />Remove: offices or office-like uses at street level <br />Add: Bail bond businesses above the ground floor <br />Add: Automatic teller machines <br /> <br />The following is added to: <br />. Accessory Uses <br />Incidental storage and incidental office uses on the ground floor. <br /> <br />The following is added to: <br />. Conditional uses. <br />Ground floor dependent office. When an office is dependent on a ground floor <br />location,2 it may be permitted after first obtaining a conditional use permit. <br /> <br />C. CA - Central Administrative District Changes <br />1) Rationale <br />The purpose of this district is to provide large scale office and administrative uses <br />and buildings to promote the development of employment and administrative <br />activities near the central business district. land zoned CA is located adjacent to <br />the central business retail district near the County government buildings and along <br /> <br />2 "Ground floor dependent" is defined in Article 2, <br /> <br />4 <br />
